The following points should be noted: 1. Nature of Security The Issue will be seeured by a Trust Deed in favour of Debenture Holders constituting a First specific Mortgage on the Freehold property of the Company situated close to Queen Street in the heart of the city, and which will be of the value of upwards of £40,000. Debenture Holders will also have the additional security of a First floating Charge on all the Company's assets. The Security is one on which Banks, Trust Companies, and Public Institutions can and do lend their funds. 2. Provision for Reserve The Company in its estimates provides for a Reserve of £450 per annum thereby enabling a Sinking-Fund to be established toward Amortisation of the Debentures. 3. No Trading Risks The Company is not engaged in Trading, but a. Property owning Public Company, and is consequently free from risk attending merchandising or ordinary business. 4. Rise in Value of Debentures Applications will be made to have the Debentures quoted on the Stock Exchange, and they must inevitably reach a good premium.
