The following are the material provisions of the Leases: Term: Lessees to have the alternative of a 50 years’ lease with increase of rent by 50 per cent- at the end of the first 25 years; or of a lease for 21 years, renewable for three terms of 21 years (making 84 years in all); lessee to have the option of the rent being fixed by valuation at the end of each 21 year period or of the jaew lease being put up to public auction. (See provision of Section 5 of "The Public Bodies’ Leases Act, 1908,” and Ist and 2nd Schedules thereto). Lessees not to assign or sublet without consent of the Board; lessee to repair; lessee not to erect buildings unless plan approved by Board; lessee to insure, and, in event of fire, insurance money to be expended in rebuilding.
