HUGE INCREASE SHOWN

Revised figures of the capital and unimproved value of land in Now Zealand prepared by the Valuer-Gen-eral show that the totals to March 31st last are 139.81 per cent higher than the totals in March, 1891, the actual advance being £170,892,036. The unimproved value of land in the Dominion increased by £108,230,333 during the twenty-year period, while the value of improvements went up by £62,661,703. The greater part of this remarkable development took place in the North Island as the following comparative table of capital values of both islands shows;— 1891 1911. £ £ North ... 57,441,115 175,485,540 South ... 64,783,914 117,631,525

Totals £122,225,029 £293,117,065 The increase for the North Island of £118,044,125 represents an advance of 205.50 per cent on the value of 1891, and that of £52,847,611 for the South Island, 81.57 per cent. In order to show the relative advance of town and country lands,” the totals ol capital value are further grouped into boroughs and counties. These figures show that the increase in the capital value of' land with improvements in counties for the twenty years is £99,224.170, or 115.62 per cent; while that for boroughs is £71.667,866, or 196.85 per cent. But the value of porperty in boroughs was added to between 0.891 and 1911 by the constitution of thirty-four new boroughs, and the inclusion of twenty-six town districts, and that of the counties correspondingly reduced; so that the actual rate of increase in the value of country lands is higher than indicated hy these figures, and in urban considerable loss.—“N.Z.
