J.D.— The Fair Rents Act was passed in June, 1936. Generally speaking, the Act applies to dwellings actually let at the time the Act was passed, or let at any time between NoVember 27, 1935, and the date of the passing of the Act. It does not apply to other dwellings or to any dwelling let at a rent exceeding £l5O per annum. The rent of a dwelling coming within the scope of the Act may not be raised beyond the rent payable on May 1, 1936, or, iq the case of dwellings not let at that date, the rent last payable before that date. On application of either a landlord or tenant a Magistrate may declare a fair rent in respect of any dwelling to which the Act applies. The Act was to remain in force till September 30, 1937, but its operation has been extended from time to time.
