THE HADDON ESTATES
CUT UP AND SOLD AT AUCTION. \ The famous Haddon estates in Derbyshire, owned by the Duke of Rutland, were recently cut up and sold at public auction. The estate, comprising 563 lots, some of which had been disposed of by private treaty to the tenants, consisted of 102 farms and small holdings, 17 country residences, 118 houses, cottages - and shops, 234 lots of building and accommodation land, and 25 lots of freehold ground rents. The reason why the Duke decided to dispose of the larger portion of his famous estates was that the greatly increased taxation and general cost of living and repairs made it impossible to continue to let the farms at a profit. Landlords who had to pay the supertax in addition to the ordinary income tax in Britain found that the amount of the total taxation was 10s Gd in the £, and one large landowner proved that by the time he had paid all the salaries in connection with his estate, for every £1 he received he had to disburse £1 Os 3d. In every pound of rental received he found himself 3d on the wrong side. The land offered by the Duke of Rutland was all good arable land close to the railway ,and a few of the prices at auction are given below to enable farmers to make a comparison of the prices ruling in England and Southland. Lot 38—144 acres 3 roods 14 perches, ycarlv re.ntal £66. Timber valued at £203 included. Withdrawn at £1,700. Lot 01 —44 acres 2 roods 26 perches, including 3 acres 26 perches of woodland in hand. Rent £26 per acre. Timber valued at £ll2 included. Sold for £IOSO. lx.t OS —105 acres 3 roods 25 perches, including 5 acres woodland. Rent £2O 14s per acre. Sold for £1420. Lot 173 -27 acres 3 roods 33 perches, with house and buildings in good order. Sold for 000. Lot 10.5 - Farm 184 acres 1 rood 35 perches; 16 acres of woodland included, house and buildings. Timber valued at £2016 included. Sold for £3OOO. Lot 200—Farm 100 acres 2 roods 14 perches; house and building;;. Timber valued at £l7l included. Sold for £IBOO.
