IMPORTANT NOTICE. TO FARMERS, GRAZIER 3, CAPITALISTS AND OTHERS. WINTON BUSH ESTATE, Southland. For Sale by Public Auction. DRIVER, STEWART & CO. have been favored with instructions from the proprietor to sell by public auction, in the Long Room of the Club Hotel, Invercargill, Southland, on Thursday, 22nd January, and following days, at 11 o'clock, that magnificent property known as SHAND'S WINTON ESTATE, Southland District, Consisting of about 8,000 acres, subdivided into farms of sizes to suit purchasers. Also, The present Growing Crops (chiefly Wheat) which will be sold separately, before the freehold. This fine property consists of rich alluvial wheat land, yielding forty to fifty bushels per aore. It is intersected from end to end by the Great North Road, and the Bluff, Invercargill, Winton, and Wakatipu Railway, thus possessing unusual facilities for the transit of produce to the interior or to the Bluff, where vessels of the largest class load at the wharves direct for Melbourne, London, or elsewhere. The country between the property and Kingston having no available timber, enhances immensely the value of the forests of the Winton Estate. There are two Farm Steadings, about six miles apart, beautifully situated for gentlemen's I residences, and adjoining road and railway, which would make valuable homesteads for purchasers ! acquiring large blocks adjacent. The grain crops hitherto taken from a large portion of the estate have been followed by artificial grasses, and as the soil has not been exhausted, but rather improved, the grassed lands, it is estimated, will fatten eight to ten sheep per acre. Mr Shand (himself a practical farmer of much experience), having been one of the earliest settlers in the district, had the opportunity of selecting the very best of the country, and that his selection was made with sound judgment the result amply proves. The extraordinary crops produced by him oaused such a rush to the district that the Government found it necessary to raise the upset price of Crown lands ; but too late, however, to save any of the fine alluvial wheat lands in the Winton district, all of which have passed into private hands. Terms of payment will be very easy, viz. s — i cash on fall of hammer i by acceptance at 12 months i do 24 do i do 36 do bearing 8 per cent, interest, and allowing purchasers the opportunity of retiring the bills under full rebate at any time. For plans of subdivisions and other particular^ apply to i THE AUCTIONEERS.
