Under conduct of the-Registrar of the Supreme Court of New Zealand, at Hamilton, at the request of the Mortgagee, THE ROTORUA AUCTIONEERING CO., Auetioneers, will Sell hy Public Auction, at their Auction Rooms, Fenton Street, Rotorua,, at 10 a.m. on JTRIDAY, jyjAY 27, 1932, ^LL THAT PIECE OF FREEHOLD LAND, being Section 5, Block V, Rotoiti Survey District, area 743 acres and 19.5 perehes. The property is situated on the Hamurana-Kaharoa Road and 10 miles from Ngongotaha Post Office, school, railway station, dairy factory and saleyards. Access gained by metalled and pumice road from Ngongotaha, and the property is watered by springs, five of which do not dry up; there is also a water supply from three troughs — 2,000 gallons. The soil is sandy loam, resting on pumice and papa formation. Area is 1,300 feet above sea level and comprises level to undulating land with several easy gullies, mostly ploughable; is well sheltered in the main hy plantations and easy hiils and bush. The area is subdivided into three paddocks. The land is suitable for grazing and dairying and cropping. Oats have been grown successfully. An area of 200 acres is suitable for cereal cropping and 100 acres for growing green crops. At one time 80 cows were milked on this property., Condition of land: 200 acres in fair pasture; 300 acres in worn-out pasture; 30 acres bush land, felled and grassed (now reverted) ; 60 acres fern and 150 acres in natural state, bush has been milled. In its present state, owing to prevalence of ragwort, the property has an estimated earry capacity of about 1,000 ewes and 50 breeding cows, but when fully developed should earry 500 ewes, 80 dairy cows, 50 breeding cows, 20 steers and heifers and 6 horses, but cost of development would be heavy. About three years ago 200 acres were top-dress-ed with 3cwt. superphosphate. Fencing: 250 chains road feneing and 240 chains boundary, and subdivisional feneing has been erected. Buildings on the property comprise a Dwellinghouse, outbuildings and cow-byre.
