Rhodes and Co., of Rissington, to lay out into convenient farms, and sell bv auction, on THURSDAY, 13th April next. ktr 660 - WRES of tl,at Estate ’ ’ J vr \ " being the portion nearest to Napier—care being taken that all existing buildings, fences, and improvements thereon be made available, and that each block be well watered and of easy access, and taking advantage of natural features and boundaries, to include low lands and downs so as to give each individual property every advantage to the purchaser. The fencing is all thoroughly substantial, and there are over 3000 acres ploughed on various parts of the portion to be sold. All has been sown with the exception of a few smaller blocks, which will be ready for sowing this season. The Rissington homestead block has many valuable improvements, cultivation-pad-docks, &c., a capital country seat, besides containing Mount McNeill, one of the best grazing hills in Hawke’s Bay. Mount Cameron is equally well-known, being another block. The Ardluss Downs arc all fit for the plough. Gentle Annie and Smithfield Downs blocks contain also a large extent of lands ploughed and laid down in grass, but it is not within the limit of an advertisement to describe each of the blocks that will be sold. The “ cutting-up” of this estate will be of immense advantage to this district, the present owners having consented to this course as a step toward realising on the whole of this magnificent property, rendered necessary by the death of one of the partners. Although Rissington Estate is so wellknown locally, it is not out of place to state that it commences about 18 miles west from . Napier. The lands, though varied in feature, i are rich and on limestone formation, abundantly watered by springs and ever-running i streams. The whole freehold comprises about 74,000 acres, on which, though large sums have been expended in improvements ; instructions are to put such a very moderate reserve on the portions offered (which include the longest improved lands) as must ensure sale. There are about 800 cattle and 80,000 sheep now remaining on the estate (a large draft of fat wedders having been sold), the greater portion of which will be sold after the land sale, and will enable buyers to slock readily. Of the wool Messrs Balrae and Co., brokers, London, report under date, the 6th September, 1881: —“ We are glad to be able to speak in terms of unqualified praise.” There is a considerable extent of land fit for the plough, which will grow wheat, oats, and barley of the finest quality. Hawke’s Bay wheat and barley is considered by millers equal to Adelaide grain. A district branch railway has for some time been contemplated from the trunk line near Pakowhai to Woodthorpe, a distance of about 15 miles. Woodthorpe is opposite the eastern extremity of the estate, from thence to Pukitiri Bush there is a good road laid off, and £4OO lately voted to complete this route to the Government reserve, containing a large supply of the finest timber in the colony— Totara, Rimu, Nlatai, &c. TERMS UPSET PRICE FROM £1 10s to £5 per ACRE, the latter for the Home Station Block only. Ten per cent, deposit. Fifteen per cent, in one month. Twenty-five per cent, in 2 years, at 6 per cent, per annum. Balance may remain for 7 years, at 6 per cent, per annum. Plans are now ready which, with further particulars, can be obtained from Alfred Buckland, or F. W. Hickson, Auckland ; Freeman Jackson, Wanganui; Stevens and Gorton, Bulls ; M. R. Miller and Potts, Waipawa , Murray, Roberts and Co., Wellington ; R. Wilkin and Co., or Miles and Co., Christchurch ; Wright, Stephenson and Co., Dunedin ; or Carswell, White and Co., Invercargill ; or at the offices of— M. R.
