TUESDAY, DECEMBER 10. IMPORTANT SALE OF TOWN' LAND, CARLYLE'(EXTENSION), 3?atea district. MR R. J. DUNCAN hatf received ..instructions' from Colonel Gorton and others, to sell by public auction, at his Sale Rooms, Panamastreet, Wellington, on the above date — The following Valuable BUILDING SITES in the Town of Carlyle (Extension), on the Patea River ; LOTS 34, 36, 40, 44. 4G. 48, 79, 81, 117. 119, 121, 123, 49, 61. 95, 124, 128, 133, 152, and as many other Sections as will realise reserve. These Sections are situated on the East Bank of the Patea River, and immediately opposite the present Town of Carlyle. The depth of water on this side of the river renders the east bank particularly adapted for all shipping business, there being irem Git. to 15ft. at low water spring tides. There is a rise and fall of from Git. to 9ft., thus giving a depth of from 12ft. to 21ft., increased at spring tides to 35ft. and 24ft., close to the lots now offered. Harbor Works, sanctioned by theGoveruoi and under the supervision of Sir John Goode, immediately superintended by an experienced engineer (Mr Thomson, C E.), are now under' progress at the mouth of the Patea River, which will at least increase the depth of water on the bar to 16ft.., thus affording an entrance to our larger coasting steamers. The Patea River is the on'y outlet for the trade of the Patea County, extending from Opimake to Waitotara, and comprising some of the very best agricultural land in New Zealand, capable of supporting a very considerable population. Direct trade with the Port of Wellington, by regular steam communication, is about to be established, a steamer, owned by a local Company, being under engagement with Messrs Mills, of Wellington, to be completed on the Bth December next. Patea is about the same distance by sea from Wellington as Wanganui, and its exports and imports must necessarily pass through Wellington, which is its natural market. The railway from Normanby to Carlyle and Waitotara is in progress, thus bringing the whole of the district in close connection through Carlyle with the Port of Wellington. Largo sales of land wdll shortly take place on the ceh bra ted Waimate Plains and in the Monmnliaki Block, near Wavcrh-y, all of which will greatly increase the value ofthoPoit of Carlyle for business purposes. A portion of the extension of the Town" of Carlyle east hank is now open for sale on the date advertised, affording an opportunity for inxestmeut never before ottered in this district. Special attention is directed to the depth of water as described above, which, has has been taken from reliable sources, and may be thoroughly relied upon. For plans, terms, and other information, &c., apply to the Auctioneer, Mu R. J. DUNCAN. Title —Under Land Transfer Act.
