MAUDE • has received instructions from the Executors of the late James Mitchell, Esq., to sell by public auction, at the above time and place—The whole of the undermentioned VALUABLE FREEHOLD PROPERTIES, viz. : io SPRING VALLEY FARM, Consisting of 183 Acres of First-class Agricultural Land situated in the Waiareka Valley, and allowed to be one of the choicest selections in that favored locality. This farm is splendidly watered, being bounded on one side by the Waiareka Creek. The improvements consist of Dwelling-house, Outbuildings, and Fencing. In drawing the attention of buyers to this very important sale the Auctioneer would remark that the late Mr. James Mitchell's well-known ability in the selection of valuable blocks of land, and the opportunities which his profession gave him of making an early choice, is a guarantee for the quality of the land, so that purchasers may rely upon it that the land offered was considered of special value by.'an expert. The Hakateramea land will be offered in lots to suit purchasers, and was selected with the greatest care for its situation and quality in that magnificent valley. The grain from the Hakateramea has for two or three years always taken the first prize when exhibited either at Oamaru or Timaru ; the quality of the land is suitable for the production in perfection of all varieties of grain or root crops, clover and grasses; and experienced judges have given it as their opinion that they had never, in any part of the world, seen such magnificent crops of turnips as were grown in this valley by one or two settlers this season. The near approach to completion of the Hakateramea Railway, and the Bridge over the Waitaki, ought also to be taken into consideration by intending purchasers, while the fact of all these Properties being for sale without the slightest reserve will give Bona Fide buyers the opportunity of acquiring any land they may select at what must be taken as the fair market value.
