THE WAIHAORUNGA ESTATE.

The leases of tills magnificent property, more popularly known as the Pudding Hill Estate, will be offered for sale to-morrow, at 2 o'clock in the long room in Mr. Shervrin's hotel, at Waimate. The property has been cut up into G8 •farms ranging from 100 to 1000 acres ,in extent, and, as the upset rentals are fixed at the low rates of Cs 6d and 12s Cd, with the right of purchase at, the end of five years, at L 4 to L 8 10s per acre, there will probably be considerable competition amongst small as well as large buyers. The estate is in the form of a basin, bounded on three sides, by Elephant Hill, Campbell's Range's, and Studholmp's Ranges. It is thoroughly well watered in every part, and thebulk of it consistsof limestone subsoil. Its rare agricultural qualities place it quite on a par-with the far-famed Totai'a Estate, a portion of which was lately sold at such magnificent prices. It is superior, in many important respects, to the celebrated Henley Estate, which, even in these depressed times, found buyets at prices leaving a handsome profit to the sellers. The whole property—2o,ooo acres in extent—is intersected by good roads, which are kept in repair by the Waimate County Council, and there is a good metalled road from it to Waimate. The terminus of the proposed Waimate branch railway has been fixed in the middle of tiie estate, and plant is on the ground, and its construction will be com? roenced when times improve. AU'persona approval of Captain Verner in his interfering in the international affairs of Samoa.

desirous of viewing the property may be conveyed thither by Mr. George Freeman free of charge.
