This Valuable Property is situated 11 miles from "Oamaru, and 3 miles from the Maheno Railway Station, and is well watered. THE ESTATE OF TITIPUA VALLEY, Consisting of 5270 acres, in con-venient-sized JParms.

The land is almost all equal in quality to the productive Taieri or Edendale plains, and the remainder consists of rich sloping ridges of which nearly every acre is plotighable. There is a frontageof eight miles to the Titipua stream, and the property is -well sheltered. The whole estate will bo pufc up to auction in lots as originally conveyed by Government, and, in most cases, the purchaser will have the option of purchasing adjoining lots at the same price. The terms are unusually libera], viz., 103. cash per acre ; the balance in equal half-yearly payments extending over five years, bearing interest at £S per cent, per annum. It will be seen that this sale affords a rare opportunity of securing excellent farms which, before they are paid for, will, in all probability, be worth many times their cost. Purchasers will have the benefit of deferred payments without the risk of forfeiture under the stringent regulations as to limited area, residence, and improvement, enforced under the Government system. The main road from Invereargill to Dunedin runs through the estate, and there are two railway stations Edendale and Woodlands—in close proximity, the nearest station being four miles off, whilst the farthest point from a railway station is only seven miles. Sections 33 and 34, Block V., Lindhursfc, will be put up together, to save fencing and to make the most of the water frontage, and the sections similarly situated will be put up in the same way. Although this land is about one hundred and seventeen miles distant by rail from Dunedin, it is only twenty-five to thirty miles south of Dunedin latitudinally. The Auctioneers earnestly recommend intending buyers to secure a map of this laud, and place themselves in communication with Air. M'lntosh, or Mr. Hay, so that arrangements may be made for its inspection ; and, to prevent disappointments, it would be well to make arrangements at least one week before the proposed day of inspection. Eailway return tickets between Dunedin and Invereargill are available for six days. A large map of the land may be inspected at the Albion Hotel, Invereargill, and at the auctioneers', Dunedin. Lithograph copies of the map may be had by applying to Mr. Hugh M'lntosh, or at the Albion Hotel, Invereargill, and the auctioneers', or Mr. A. K. Hay, at Dunedin. At the same time and place will be sold, for the same owner, 737 acres, being section 114, Forest Hill Hundred, 280 and 327, Hokanui district. The land is within four miles of the Limestone Plain Township railway station, and is one of the richest parts of the Bonmore Estate. The land is deep and rich, and capable of producing heavy creps of wheat—as has already been tested by part of it having been cropped. It will be sold in ope or two lots.
