Dvlz'ell to c-ell bj public auction, on the above date— The CHELTENHAM HOTEL a,.d FREEHOLD LAND, comprising 3 roods 34 perches, being sections Nos. 1,2, 5, and 10, Block I. on the plan of tho township of Cheltenham. The Hotel, which is very substantially built and quite new, contains 3 large sitting-rooms, dining-room, bar, and 7 large bedrooms. There are also a 6-stalled stable, good orchard well stocked with about ICO choice fruit trees, and a good kitchen garden. The townsiiip of Cheltenham is situatedjat the junction of four of the most important roads in the Mauawatu county, eight and a half miles from Feildiug. This Hotel must command a good trade, being the only one in the township, and none other nearer than Feilding, and is therefore very necessary for the accommodation of the travelling public. Mr. Dalziell’s only reason for selling is owing to the severe illness of the manager, who has been compelled to leave. Terms ; One-third cash ; balance by bills extending over a period of two years. Messrs, halcombe & sherwill, under instructions from the mortgagees, will sell at Halcombe, Manawatu, on Saturday, 13th:Decetnber next— That Valuable Property known as Lash’s Sawmill, situate in the town of Halcombe, within a few chains of the main railway line, with which it is connected by a private siding laid with iron rails. The property consists of—1. Steam sawmill, with engine 14-horse power nominal, planing machine, forge, &0., with all appliances in perfect working order and good condition, and capable of an output of from 4000 to 5000 feet per diem. 2. Fourteen working bullocks, with all uec ssary gear, for which there is ample paddocking on the property. 3. The right to the timber growing on 160 acres of land adjacent to the mill. 4. Freehold property consisting of 759 acres of land, heavily timbered - with totara, matai, and rimu, all in the immediate vicinity of the mill and very easily accessible. The situation of this land, surrounding as it does the town of Halcombe, as well as its excellent quality, will give it a high value when stripped of the forest. This land is covered by first mortgages to the amount of £1750, having 3 and 4 years to run at 9 and 10 per cent. These mortgages will have to be taken over by the purchaser. The property being a complete and compact whole as a sawmill property, will not be divided, but will bo, sold altogether. The terms of payment are—so per cent, cash, and the balance in equalinstalments in six and twelve months ; or, 30 per cent, cash, and the balance in equal instalments in 4,8, and 12 months, the unpaid balances in either case being represented by bills bearing interest at 8 per cent. N.B.—The auctioneers can confidently recommend this property as a first-class investment. It is without exception the best situated and most compact sawmill property in the whole of the Manawatu County. Its position as the nearest mill to Wanganui, which is the chief local and export market of the district, gives it an advantage of from 6d. to Is. per 100 feet of timber over any other mill in the county. The greatest care has been exercised in the selection of the land for sawmill purposes, and a very large trade has been done by the present proprietors in firewood and split stuff with Wanganui. As there is no reserve beyond the amount for which the property is mortgaged, an opportunity is offered to the fortunate possessors of a comparatively small sum in cash of securing a magnificent property on remarkably easy terms.
