The laud, ..which is now being surveyed under the Land Transfer Regulations, is of the very richest description. The sale will be on deferred payments, bearing a low rate of interest, which will put this limited and valuable land within the reach of small capitalists, and offers an opportunity for investment that is rarely to be met with. There is a new wool-shed, capable of covering 400 sheep, and storing 100 bales of wool ; new sheep yards and home huts, and about 8000 ft. sawn timber ready toward building a new dwelling-house J two out-station huts and yards ; four small paddocks, and two large do. About 10 miles of seven-wire fence has lately been erected ; this, with the numerous good natural boundaries and about 5 miles fencing material, now ready for erection, will divide the property into six sections. This property is situated about thirtyfive miles from Napier, the inland coach road passes right through its breadth, and it has a frontage to the Mohaka River of about 20 miles, with numerous neverfailing streams, tributaries of that river, running through the property. On the two blocks there are about 60,000 acres of rich pastoral hills and downs, about 30,000 acres medium and light do., and the remainder bush. Besides the natural grass, of which there is a good amount, there are several hundred acres in different parts which have been sown with artificial grasses, and all doing well. At present the run would carry 15,000 sheep, and will yearly increase in carrying capacity by burning off the fern and stocking alone, while if outlay is undertaken in sowing artificial grasses, the property could be made in a very few years to carry 130,000 sheep, while the wool from this country is known as sound and healthy, and the lambings have been most satisfactory. If it is found desirable on the day of auction, the property may be put up in two lots, the Tatara-o-Kina Block with 40,000 acres and 5000 sheep, and .the Tarawera Block with 90,000 acres and the same number sheep and the homestead. Terms at sale. M. R. MILLER, Auctioneer, Stock and Station Agent. THURSDAY, 4th SEPTEMBER. MR. M. R. MILLER has received instructions from the Hon. H. R. Russell, to offer for sale by public auction, on Thursday, 4th September— The Little Bush Property, consisting of 650 acres, or thereabout, situated about 7 miles from Napier by the Meanee-road, and 3J miles from the Farndon Railway Station.
This most desirable estate is well known for the excellence of its soil, and its superior feeding qualities, and could be made one of the most delightful residences in the province. There are several cottages and an extensive range of farm buildings, besides thriving plantations, which give beauty as well as shelter to the property. It is watered by artesian wells, and the Tutaekurimate Creek is the boundary for a considerable distance on the west. To settlers having runs at a distance from Napier it would be a most convenient homestead, where stock could be advantageously reared for stud purposes, or a constant supply kept for the market. If suitable offers are made, the property would be sold in several subdivisions, being admirably adapted for dairy farms. Several parties having already applied to purchase portions of this property it will be cut up into suitable subdivisions provided the proprietor can dispose of the whole simultaneously. It is unnecessary to say anything as to the superior advantages which a place so well known offers to small settlers or for residences. Terms at sale. M. R. MILLER, Napier.
