LAND SALES.
The result of the sale of certain Crown lands iu Okotuku Black, Patea (Patea Harborendowments) on Nov. 12th testifies to the progress of the district aud the confidence of the settlers as to the future. Some three hundred acres brought £2375, nearly a hundred percent in excess of the upset price. As an illustration of the rapid rise of property in this district (says the TFairaropa Standard), we may mention that a Greytown settler purchased six months ago two small properties for the sum of £290. Ho has since sold one of them for £3OO cash, £lO more than the two cost him.
At Messrs. Bethune and Co.’s sale of land at Karori on Tuesday there was a very good attendance, aud the bidding was spirited, the prices realised being quite satisfactory. Sections fronting the main road realised from 21s. to 255. 6d. per foot ; back sections from 10s. o 17s. 6d.
Since the opening of the railway from Foxton to Wanganui the rise iu the value of land in that vicinity has been very great. Sections near Halcombe have lately changed hands at a profit of from 400 to 500 per cent. The railway has given an impetus to trade, and townships on the Foxton and Wanganui line of railway have facilities for shipping their goods which enable them to bring more produce to market, and for this reason small farms in the district of Halcombe are being much sought after. Mr. R. J. Duncan sold on November 15th, at his auction rooms, Panama-street, the following sections in the heart of the town of Foxton;—Lots 1 and 2,90 ft. 6in. frontage, A. There is little doubt but that the purchasers at this sale will reap a great reward, as it is reported on very good authority that Foxton will be declared a port of entry, aud will thus open up the whole of the Mauawatu district to all the neighboring colonies.
A great fuss was recently made (says the Thmm Herald) about a quarter* acre section with trifling improvements, in Cathedralsquare, Christchurch, being sold for £IO,OOO. We are informed on the best authority that first £BOOO and then £IO,OOO has been offered for a quarter-acre section in Timaru, but that the owner stands out for £15,000, and is likely . to get it. It is impossible to say what the value of land is in a town or neighborhood progressing as Timaru is just now. There was an exceedingly large attendance at the Exchange Laud Oflices on Nov. IS, when the firm held their usual monthly auction sale of landed properties. The bidding was fairly spirited, and a number of the lots reached fair prices. Amongst the sales were the following : —Lot 1, lease of 30ft., Adelaide-road, 255. per foot per annum, Pascoe and Co.; lot 2, lease of 30ft., Adelaide-road, 17s. per foot per annum, Pascoe and Co.; lot s,lease of 30ft., Adelaide-. road, 18s. per foot per annum, T. Tolley ; lots 7 to 9, lease of 90ft. to Adelaide-road, 11s. per foot per annum, R. Bond ; 33 acres, with cottage, at Palmerston, £220, F. Eagles ; two sections, Manchester Block, 83 acres, £6 per acre, W. Edwards ; four sections, Woodville, £2l each, J. E. Read ; allotment, 51ft. to Majori bank-street, £6 10s. per foot, C. Taylor. The premises in Manners-street formerly occupied by Mr. Huxley were offered, but the highest bid, £SO per foot, being below the reserve, the property was withdrawn. A number of properties in Awatoto, , Featherstou, Carnarvon, and other districts were also withdrawn, the reserves not being reached, and are now open for private sale. Judging from the large number of buyers present, and the coinpetition, it is clear that the demand for anything like really good property is still as active as ever, and we are glad to notice so evident a sign of continued prosperity. There was a crowded attendance at Messrs. T. Kennedy Macdonald and Co.’s Exchange Land Mart on Friday, when Mr. Macdonald submitted the township of Carterton North for sale. The bidding was spirited, but looking at the fact that the township is settled, and is one of the most prosperous in the Wairarapa, the prices realised, although fair, will doubtless lead to a large profit to the investors in a short time.
