H. BETHUNE & CO. TUESDAY, 10th DECEMBER, At 2 o’clock p.m. Important Sale of Town Land, Carlyle (Extension), Patea District. MB. E. J. DUNCAN has received instructions from Colonel Gorton and others, to sell by public auction, at his saleroom*; Panama-street, Wellington, on Tuesday, 10th December — The following valuable business sites in the town of Carlyle (Extension), on the Patea River— Lots 34,35, 40, 44,46, 48, 79, 81,117,119, 121,123, 49, 61, 95, 124, 128, 133, 152, and as many other sections as will realise reserve. These sections are situated on tho east bank of the Patea River, and immediately opposite tho present town of Carlyle. The depth of water on this side of the river renders tho east bank particularly adapted for all shipping business, there being from 6ft. to 15ft. at low water spring tides. There is a rise and fall of from 6ft. to Dft., thus giving a depth of from 12ft. to 21ft., increased at spring tides to 15ft. and 21ft., close to the lots now offered. Harbor works, sanctioned by the Governor and under tho supervision of Sir John Coode, immediately superintended by an experienced engineer (Mr. , Thomson, CM’’.), are now under progress at tho mouth of the Patea River, which will at least increase tho depth of water on tbebar to 16ft., thus affording an entrance to bur larger coasting steamers. The Patea River is the only outlet tor the trade of the Patea County, extending from Opunako to Waitotara, and comprising some of the very best agricultural land in New Zealand, capable of supporting a very considerable population. Direct trade with tho port of Wellington, by regular steam communication, is about being established, a steamer, owned by a local company, being under engagement with Messrs. Mills, of Wellington, to be completed on tho Bth December next. Patea is about tho same distance by sea from Wellingtoffas Wanganui, and its exports and imports must necessarily pass through Wellington, which is its natural market. The railway from Normanby to Carlyle and Waitotara is in progress, thus bringing tho whole of tho district in close connection, through Carlyle, with the port of Wellington. Largo sales of land will shortly take placo on tho celebrated Waimate Plains and in tho Moumahaki Block, near Wavuricy, all of which will greatly increase the value of tho port of Carlyle for business purposes. A portion of the extension of tho town of Carlyle cast bank is now open fur salo on the date advertised, affording an opportunity for Investment never before offered In this district. _ Especial attention is directed to the depth of water, as described above, which has been taken from reliable sources and may bo thoroughly relied upon. For plans, terms, and other information, &0., apply to the auctioneer. E. J. DUNCAN, Title—Under the Laud Transfer Act. Terms—One-fourth cash ; tho balance up to £io, at three and six months; over £SO, by bills at six and nine months, with Interest added at right per emit.
