DUNCAN has received instructions fr from Colonel Gorton and others, to sell by public auction, at bis salerooms, Panama-street, Wellington, on Tuesday, 10th December — The following valuable business sites in the town of Carlyle (Extension), on the Patea River— Lots 34,36, 40,44,46, 48, 79, 81,117,119, 121, 123, 49, 61, 95, 124, 128, 133, 152, and as many other sections'as will realise reserve. These sections are situated on the east bank of the Patea River, and immediately opposite the present town of Carlyle. The depth of water on this side of the river renders the east bank particularly adapted for all shipping business, there being from 6ft. to 15ft. at low water spring tides. There is a rise and fall of from 6ft. to 9ft., thus giving a depth of from 12ft. to 21ft., increased at spring tides to 15ft. and 24ft,, close to tbe lots now offered. Harbor works, sanctioned by tho Governor and under the supervision of Sir John Coode, immediately superintended by an experienced engineer (Mr. Thomson, C.E.), are now under progress at the mouth of the Patea River, which will at least increase the depth of water on the bar to 16ft,, thus affording an entrance to our larger coasting steamers. The Patea River is the only outlet for tho trade of the Patea County, extending from Opunaico to Waitotara, and comprising some of the very best agricultural land in New Zealand, capable of supporting a very considerable population. Direct trade with the port of Wellington, by regular ofcam communication, is about being established, a steamer, owned by a local company, being under engagement with Messrs. Mills, of Wellington, to be completed on the Bth December next. I’atca is about the same distance by sea from Welllngton as Wanganui, and its exports and imports must necessarily pass through Wellington, which is its natural market. Tho railway from Normanby to Carlyle and Waitotara is in progress, thus bringing tho whole of tho district in close connection, through Cariyio, with tho port of Wellington. Large sales of land will shortly take place on tho celebrated Waimato Plains and in tho Moumahaki Block, near Wavorley, all of which will greatly increase tho value of tho port of Carlyle for business purposes. A portion of tho extension of the town of Carlyle east bank is now open for sale on tho date advertised, affording an opportunity for investment never before offered in this district. Especial attention is directed to tho depth of water, as described above, which has been taken from reliable sources and may be thoroughly relied upon.
