DUNCAN is instructed by James Gilligan, Esq., to sell on Thursday, 19th inst., at half-past 11 o’clock, at the Panama-street 'saleroom, prior to the great sale of Wardell township sections— The suburban land connected therewith, consisting of about 200 ACRES, more or less, which have been surveyed and laid out in allotments of from 5 acres to 10 acres each. These suburban sections have a frontage to the main trunk lino of road from Maaterton to Castlepoint—commencing at Mr. O’Connor's house, extending to the new bridge—between the road and the river. It is quite unnecessary for the auctioneer to dilate on the character of the soil. He has simply to recommend buyers to inspect the land before the day of sale. It will be found to be unsurpassed by any in New Zealand. A portion carries some of the finest totara timber. J.‘DUNCAN has received instructions from' James Gilligan, Esq., of the Taueru, to sell by public auction, on Thursday, 19th September, at his salerooms, Panama-street, Wellington— THE TOWNSHIP OP WARDELL, about nine miles from Masterton, on the main road to Castlepoint and Napier. This township has been surveyed byJ. H. Coleridge, Esq, is admirably laid out, every street and corner section pegged and numbered, and consists of nearly 250 allotments. The size of the sections is about 1 rood; each one possesses a frontage to one of the proposed streets 50ft. wide. Lithographed plans are in preparation, and will be ready for delivery on and after Monday, 2nd September. . Wardell is the only available site tor a township from Masterton to Castlepoint. Por the past| eight years Mr. Gilligan has been pressed by country settlers and residents near Masterton, to have a township surveyed and laid out, but until he had resolved to settle in Christchurch he steadily refused to accede to their wishes. Now that the Mangapakeha-road will be completed in a few months, settlers and visitors will bo able to drive their buggies aod coaches through to Castlejioiut. As a daily coach is also expected shortly to run from Masterton to Castlepoint and East Coast, there is nodoubtalargenumber of passengers and much traffic will come by this central route to meet the railway trains from Masterton to Wellington, and to Manawatu, Wanganui, &o. Within a few months, the iron horse will have established his head-quarters at Masterton—“ the Chicago of the Northern Island of New Zealand.” The Auctioneer would point out how very favorable the present sale is, therefore, for purchase, or as a speculative investment. He feels that he is within safe limit in stating that within twelve months the value of real property in this magnificent district will be increased in value from four to tenfold what anyone can expect, or that it will realise on the 19th September. To persons of limited capital it is the best and greatest opportunity ever offered in this country for many years past of making money in a short time. Terms will be extremely liberal.
