Auctions THURSDAY, 19th SEPTEMBER, 1878. 200 ACRES SUBURBAN SECTIONS. WARDELL, WAIRARAPA. Before the Sale of the Township. ME. R, J. DUNCAN is instructed' by James Gilligan. Esq , to sell on Thursday, 19th inst., at half-pastll o'clock, at the Panaraa-street saleroom, prior to the great sale of Wabdell township sections - The Suburban land connected therewith, consisting of about 200 aches, more: or less, which have be.on surveyed and lairl out in allotments of from '5 acres to 10 acies each. These suburban sections have a frontage to the mam trunk line of road from Masterton to Castlepoint—commencing at Mr. O’Connor's house, extending to tiie new bridge—between the road and the river. It is quite unnecessary for the auctioneer to dilate on the character of the soil. He has simply to recommend buyers to inspect the land before the day of sale. It will be found to be unsurpassed by any iu New Zealand. A portion carries some of the finest totara timber. As to what good account these sections may be turned to by the industrious settler, Mr. Duncan has only to ask people to look at what Mr. O'Connor has accomplished, and the allotments he has to sell on the 19fch inst. are exactly of the same character as those owned and under cultivation by Mr, O’Connor, which are indeed worth going many miles to look at 1 Lithograph plans are now ready. SALE OF TOWNSHIP OF WARDELL, WAIRARAPA, Nine Miles from Masterton. MR. R. J. DUNCAN has received instructions from James Gilligan, Esq., of the Tauepu, to sell by public auction, on Thursday, 19th September, at his salerooms, Panama-street, Wellington— THE TOWNSHIP OF WARDELL, about nine miles from Masterton, on the main road to Castlepoint and Napier. This township has been surveyed by J. H. Coleridge, Esq, is admirably laid out, every street and corner section pegged and numbered, and consists of nearly 250 allotments. The size of the sections is about 1 rood j each one possesses a frontage to one of the proposed streets 50ft. wide. Lithographed plans are in preparation, and will bb ready for delivery on and after Monday, 2nd September, WardeU is the only available site for a township from Masterton to Castlepoint. For the pastS eight years Mr. Gilligan has been pressed by country settlers and residents near Masterton, to have a township surveyed and laid out, but until he had resolved to settle in Christchurch he steadily refused to accede to their wishes. Now that the Mangapakeha-roa’d will bo completed in a few months, settlers and visitors will be able to drive their buggies and coaches through to Castlepoint.. As a daily coach is also expected shortly to run from Masterton to Castlepoint and East Coast,there is noiloubtalargenumber of passengers and much traffic will come by this central route to meet the railway trains from Masterton to Wellington, and to Manawatu, Wanganui, &c. Within a few mouths, the iron horse will have established his" head-quarters at Masterton—“ the Chicago of the Northern Island of New Zealand." The Auctioneer would point out how very favorable the present sale is, therefore, for purchase, or as a speculative investment. He feels that he is within safe limit iu stating that within twelve months the value of real property in this magnificent district will be increased in value from four to tenfold what anyone can expect, or that it will realise on the 19th September. To persons of limited capital it is the best and greatest opportunity ever offered in this country for many years past of making money iu a short time. Terms will be extremely liberal. The township has been carefully laid out under the supervision of E. Holroyd Beere, Esq., C.E. Beads have been partially formed ; reserves for public purposes, viz., for four cuurches, educational establishments, cricket ground, and a public park of -20 acres, have been provided for. In view and expectation of this lovely suburban township boing connected by railway with the city, extensive .reserves have been made for this purpose. Taking advantage of the experience gained by the running of tho steam tramway in Wellington, ample provision has been made in the formation of tho various streets in Seatoun for allowing easy curves for the laying down of tho future tramway, and which would ho a great advantage if a similar principle wore adopted in Wellington, and doubtless will be in the laying out of future townships.
