DUNCAN is instructed by James Gilligan, Esq , to sell on Thursday, 19th itist., at half-past 11 o’clock, at the : Panama-street saleroom, prior to the great | sale of W Alt dell township sections— The suburban land connected therewith, consisting of about 200 agues, more or less, which have been surveyed and laid out in allotments of from 5 acres to 10 acres each. These suburban sections have a frontage to the main trunk lino of road from Masterton to Castlepoint—commencing at Blr. O’Connor s house, extending to the now bridge—between the road and the river. It is quite unnecessary for the auctioneer to dilate on the character of the soil. He has simply to recommend buyers to inspect the land before the day of sale. It will be found to be unsurpassed by any in New Zealand. A portion carries some of the finest totara timber. As to what good account these sections may bo turned to by the industrious settler, Mr. Duncan has only to ask people to look at what Mr. O’Connor has accomplished, and the allotments he has to sell on the 19th inst. are exactly of the same character as those owned and under cultivation by Mr. O'Connor, winch are indeed worth going many miles to look at ! SALE OF TOWNSHIP OF WARDELL, WAIRARAPA, Nine Miles from Masterton. ME. R. J. DUNCAN has received instructions from James GilUgau, Esq., of the Taueru, to sell by public auction, on Thursday, 19th September, at his salerooms, Panama-street, Wellington— THE TOWNSHIP OF WARDELL, about mine miles from Masterton, on the main road to Castlepoint and Napie/. This township has been surveyed by J. H. Coleridge, Esq, is admirably laid out, every street and corner section pegged and numbered, and consists of nearly 250 allotments. The size of the sections is about 1 rood; each one possesses a frontage to one of the proposed streets 50ft. wide. Lithographed plans are in preparation, and will be ready for delivery on and after Monday, 2nd September. Warded is the only available site for a township from Masterton to Castlepoint. For the past| eight years Mr. Gilligan has been pressed by country settlers and residents near Masterton, to have a township surveyed and laid out, but until he bad resolved to settle in Christchurch lie steadily refused to accede to their wishes. Now that the Maugapakoha-road will bo completed in a few months, settlors and visitors will be able to drive their buggies and coaches through to Castlepoint. As a dally coach is also expected shortly to run from Masterton to Castlepoint and East Coast, there is nodoubtalargeuuraber of passengers and much traffic will come by this central route to meet the railway traius from Masterton to Wellington, and to Manawatu, Wanganui, &c. Within a few months, the iron horse will have established his head-quarters at Masterton— ‘‘ the Chicago of the Northern Island of New Zealand.” The Auctioneer would point out how very favorable the present sale is, therefore, for purchase, or as a speculative investment. Ho feels that he is within safe . limit in stating that within twelve months the value of real property in this magnificent district will bo increased in value from four to tenfold what anyone can expect, or that it will realise on the 19th September. To persons of limited capital it is the best and greatest opportunity ever offered iu this country for many years past of making.money iu a short time. Terms will be extremely liberal. Crawford, Esq, to sell by public auction, at-his salerooms, Panama-street, on Thursday, September' 20th, 1878, at 12 o’clock noon sharp— The whole of the town sections _ in the truly beautiful and attractive seaside township of ' SEATOUN, consisting of about 100 acres (more or less), divided into over 200 sections, about ;|-acro each. The township has been carefully laid out under tho supervision of E. Holroyd Beere, Esrp, O.E. Eoadi! have been partially formed ; reserves for public purposes, viz., for four cuurches, educational establishments, cricket ground, and a public park of 20 acres, have been provided fur. In view and expectation of this lovely suburban township being connected by railway with the city, extensive reserves have beeu made for this purpose. Taking advantage of the experience gained by the running of the steam tramway in Wellington, ample provision has boen made in tho formation of the various streets in Sealouu for allowing easy curves for the laying down of the future tianwoy, and which would bo a great advantage if a similar principle were adopted in Wellington, and doubtless will bo in the laying out of future townships. The whole of the site of Seatouu ia nearly a dead level, having a lino view of the ocean, being the entrance to the harbor at Worser Bay, and possessing a safe anchorage, with n beautiful sandy beach in front of the township, extending fully a mile long. This spot has boon celebrated for the past 37 years for the excellent and abundant fish of all sorts procurable here. As a matter of fact there is no other place within many miles of this largo and constantly increasing city posscs.-ing so many attractions as Seatouu, and tho Auctioneer feels confident in recommending this great sale (perfectly uureservedj to tho attention of men of capital and to persons of moderate and small means. Tho proprietor would not have thought of disposing of it had it not been necessary for him to leave Now Zealand fur some considerable timo before long. Carriages will be provided by the Auctioneer before the day of sale, to enable all desirous of inspecting this favored 100 ility to do so.
