VALUABLE FREEHOLD FARM, Containing ONE HUNDRED AND SIXTY-FIVE ACRES, SITUATED IN FOXTON, (Within one mile o£ the Post Office), Being part oi Rural Section No. 453, in the TOWNSHIP OF FOXTON. MR. ERNEST S. THYNNE has been instructed by Mr. Richard Taylor to offer the above -valuable farm by public auction, at his saleroom, Foxton, on Thursday, the 11th .April, without reserve. The property is partly rich swamp land, easily drainable, and partly old Manuka land. About twenty acres are sown down in English grasses. There is a small cottage on the land. The property is bounded on one side by land the property of J. Gower, Esq.; and land the opposite side of the road has been sold in an unimproved ■ state, at prices ranging from £4 10s. to £G 10s. an acre. There is a mortgage on the property of j £2OO, with an uuexpired term of nearly two years to run. This offers an admirable opportunity to a settler with small means. The balance of purchase-money over the mortgage may be paid in cash; or one-fourth cash, the balance in approved endorsed acceptances, in equal sums, at three and six months, with bank rate of interest added. TYE has been favored with instructions from Alfred Newman, Esq., to sell by public auction in Napier on the above date—--1 O ACRES of the Arlington Estate, on the main road from Waipukurau to Porangahau, and not far from the Waipukurau Railway Station, is now being laid out in blocks of 500 acres downwards. This laud is of excellent quality, and well suitable for agricultural and pastoral purposes, being all clear and ready for the plough. It is pretty certain that in a very short time the railway will branch off from between the head of the lake Hatuma, and Mr. Purvis Russell’s woolshed, going though the centre of this property to Porangahau, and other places to the southward. There are about four miles of frontage to the main road, being laid off in about 40-acre sections, and a beautifully-situated township named Wanstead, within a few minutes’ walk of where there will be a station on the above railway line. There will be ample reserves for savings bank, post-office, and telegraph station, schools, churches, reading-room, &c., with all the streets 99 feet wide, thereby allowing abundance of room for traffic. Temis : One-sixth cash (3s. 4d. in the £,), the remainder at the end of seven or fourteen years at 6 per cent, interest.
