MR. R. J. DUNCAN’S LAND SALE.

There was a very large attendance at Mr. Duncan’s land sale, held at his rooms, Panamastreet, on April 3. An excellent champagne lunch was provided, and after that had been disposed of business was commenced. A number of properties belonging to the estates of the late Phillip and Catherine March were first offered. Lot 1 was an allotment of land, with the old Custom House thereon, having a frontage of 75-?>ft. to Parish-street, and 63{stt. to Custom House-street, let to the 12th September next, at a weeldy rental of 30s. The bidding opened at £250, and advanced in £lO bids until £650 was reached, at which figure it was knocked down to Mr. F, A. Krull. —Lot 2 : Parcel of land, being part of town section No. 508, with five-roomed house thereon, with kitchen, &c., having a frontage of 23ft. Sin..to Boulcott-Btreet, by a depth of 100 ft. ; let at a weekly rental of 265. to Ist August. This property was sold to Mr. Krull for £450. The next lot was a parcel of laud, with seven-roomed house thereon, being a corner section, with frontages of Soft, by 721 ft. to Bonlcott-street, at present in the occupation of W. H. Clayton, Esq., at a yearly i-ental of £l2O, expiring on Ist .Tune, 1877, subject to a mortgage of £500; sold to Mr. J. Maginnity for £350. —Lot 4 : Three town acres in the city, of Wellington, Nos. 838, 840, 842, fenced, laid out as kitchen garden, with two houses thereon. There was a good deal of: competition for this lot; eventually Mr. C. Tringham became the purchaser at £950. Mr. J. Gilligau became the purchaser of a town acre in the township of Masterton, subject to' a lease of twenty-one years, at £BOO. A dozen sections of suburban land near Masterton were then put up, and were disposed of as follows: —Lot 1: la. Ir. .qi., £l6O, Dr. Diver.—Lot 2 : 2a. Or. Ip., £llO, Mr. F. A Krull.—Lot 3: 2a. 2r., £IOO, Mr. KruH.— Lot 4 : 3a. Or. 5p., £9O, Mr. J. V. Smith.— Lot 5 : 2a. 2r. 24p., £IOO, Dr. Diver.—Lot 0 ; 3a. 2r., £BO, Mr. Williams. —Lot 7 : 4a., £3O, J. W. Lang.—Lot 8 : 4a., £9O, J. D. Baird.— Lot 9: 4a. Ir. Ip., £lO5, J. D. Baird.—Lot 10: 4a. 3r., £125, J. D. Baird.—Lot 11: 4a. 3r. 3p., £lO5, Mr. Rockell.—Lot 12 : 4a., £lO5, Mr. Krull. This concluded the sale of the properties in the Murch estate.

The next lot offered, 84 acres of land, perfectly level, having splendid soil ; within one mile of the flourishing township of Greytown, admirably situated for an extensive dairy farm, tea gardens, &c., &c., together with a 7-roomed house, good dairy, stockshed, pigstyes, and all necessary outhouses, and two good orchards well stocked and watered. Mr. Staples became the purchaser at £950. A freehold property in Taranaki-street, belonging to Mr. Tinney, was withdrawn at £750 ; and a property in Hill-street, part of town section 525, was purchased by Mr. Thomas at £l2O, but was generally supposed to have been bought in on behalf of the mortgagee. Several other properties were bought in, and then a building allotment in Tinakori-road, 30ft. x 130 ft., was purchased by Mr. Garrard at £275. A sawmill at Palmerston North was offered, but no bid could be obtained for it. This closed the sale. The gross proceeds of the sale amounted to over £BBOO. Since which, we'
