Stuart, Esq., trustee. J. H. WALLACE, '" Auctioneer. Wellington, September 24,1875. TUESDAY, 12th OCTOBER. IMPORTANT LAND SALE. WAIROA DISTRICT, HAWKE'S BAY. BY AUCTION, AT NAPIER. ' B. MILLER is instructed by R. D. L • ' Maney, Esq., to offer for positive sale, by auction, at his offices, Browning-street, Napier, on Tuesday, 12th October, at 2 p.m., the under-noted valuable estates at Wairoa, viz., in farms of 150 acres or thereby, and upwards.— THE TE KAPU ESTATE, 4800 ACRES OR THEREBY. It is situated about four-and-a-half miles from the port or township of Clyde, Wairoa. FromTe Kapu, or Frasertown, the estate follows, and iB bounded on the west by, the Wairoa River for about five miles, lying immediately opposite the Pakowhai Estate ; from the delta of Frasertown it is bounded on the north-east by the Kaukauroa or Scamperdown Creek. The character of the country is very rich soil on generally limestone hills, or clay subsoil on pappa jock, and small clumps of serviceable bush; on the Wairoa River especially, all the way up to the township of Murumuru, there are very rich bends, —flats of some hundreds of acres in extent, fit for agricultural purposes at once. The very small portion already cultivated gave eighty bushels of excellent wheat per acre. The hills take surface sowing well. This property is now carrying over 4000 sheep. The sections originally surveyed by Government were forty acres and upward, but these lota will be sold without stock in convenient farms ef 150 aere3 and upward. Part of the purchase money can remain on mortgage at 7 per cent.: Immediately after the sale of Te Kapu, the undernoted snail be sold in one block, with or without 10,000 sheep, or thereby, in wool— THE PAKOWHAI ESTATE. FREEHOLD ESTATE AND STOCK FOR SALE PROVINCE OF HAWKE'S BAY. 5275 aeres freehold, and 562 acres leasehold* rich agricultural and pastora 1 land, situated on the Wairoa River, 4 miles from the township of Clyde. This estate being of a triangular form, is nearly naturally fenced, being bounded on two Bides by two large rivers, viz., the Wairoa and the Waiau. It has. the .advantage of being the frontage and the key to a considerable block of land, about 25,000-ticres, held by the Crown, which could be eitner fought or leased. ' :■ -ti?-i". The Napier steamers ply up the Wairoa River to within half a mile of the woolshed. Ample supply of timber for station purposes on the freehold. ' The country is .highly improvabje, and surface-sown grasses grow luxuriantly; by expenditure m this direction- the estate would carry 5 to 6 sheep to the acre. A considerable part of the purchase money can remain on mortgage at current rates. The above presents an unequalled opportunity for investment to the farmer or capitalist. The instructions to sell are peremptory, as the owner's principal properties at the other side of the province require his undivided attention. For further particulars apply to the auctioneer, . ■M, R. MILLER, Stock and Station Agent, Napier,
