THE TE KAPU ESTATE, Containing 4800 ACRES OR THEREBY. It is situated about four-and-a-half miles from the port or township of Clyde, Wairoa. From Te Kapu, or Erasertown, tho estate follows, and is bounded on the west by, the Wairoa River for about five miles, lying immediately opposite the Pakowhai Estate ; from the delta of Frasertown it is bounded on the north-east by the Kaukauroa or Bcamperdown Creek. The character of the country is very rich soil on generally limestone hills, or clay subsoil on pappa rock, and small cl of serviceable bush ; on the Wairoa iuver especially, all the way up to the township of Murumuru, there are very rich bends,.—flats of some hundreds of acres in extent, fit for agricultural purposes at once. The very small portion already cultivated gave eighty bushels of excellent wheat per acre. The hills take surface sowing well. This property is now carrying over 4000 sheep. The sections or''™"" 11 -" surveyed by Government were forty aw upward, but these lots will be sold w stock in convenient farms of 150 acres and upward. Part of the purchase money can remain on mortgage at 7 per cent. EREEHOLD ESTATE AND STOCK FOR SALE IN THE PROVINCE OP HAWKE'S BAY. 5275 acres freehold, and 562 acres leasehold, rich agricultural and pastora 1 land, situated on the Wairoa River, 4 miles from the township of Clyde. This estate being of a triangular form, is nearly naturally fenced, being bounded on two sides by two large rivers, viz., the Wairoa and the Waiau. It has the advantage of being the frontage and the key to a considerable block of land, about 25,000 acres, held by i, which could be either bought or leased. The Napier steamers ply up the Wairoa River to within half a mile of the woolshed. Ample supply of timber for station purposes on the freehold. The country is highly improvable, and surface-sown grasses grow luxuriantly ; by expenditure in this direction the estate would carry 5 to 6 sheep to the acre. A considerable part of the purchase money can remain on mortgage at current rates. The above presents an unequalled opportunity for investment to the farmer or capitalist.
