Charles Sanderson, Provincial Engineer. CAPITAL OPPORTUNITY. M It. II A N SARD nAS boon favoured by the instructions of C. G. D. Rolls, Esq., to offer FOR SALE OR LEASE, that highly improved and valuable Properly now occupied by that gentleman, known as THE WALMONGO ESTATE, ON EH ENG A. As Mr. Hansard will at any lime accompany any intending purchaser or lessee to view the properly (which is little more than half-an-hour’s ride from Auckland), he refrains from a lengthened description of its elegibility. It is only necessary simply to mention ibe following general description. The contents are about fifty acres. It has a very extensive frontage to the Mo. nuknu Harbour. Tbe soil is of tbe most fertile description. The properly is enclosed, and very conveniently subdivided with stone walls. The Dwelling-house Is a convenient and ornamental Collage, surrounded by a Garden, laid out and furnished with a tasteful regard to the combination of the ornamental and useful. A detached kitchen and servant’s dwelling; the stabling extensive. A Store, almost as large as Mr. Potter’s well-known Barn, has been jnst erected. As a Private Residence for the retired gentleman, the heallbfnlness, beauty, and convenience of the situation render it all that could be desired. To a party with enterprise fitting him to add the pursuit of a merchant to that of the farmer no belter opportunity lias ever occurred, for being only about a mile’s (water) distance from Oiabulm, connected with tbe highly productive districts of Manurcwa, Papakura, Waikato, Waiuhn, etc., thus admirably adapting it for the carrying onon the one band a highly profitable agricultural trade with the numerous settlers and natives of those districts, and on the oilier having all the now universally admitted advantages of the adjacency of the Manukau to the neighbouring colonies, which advantages Nature has particularly applied to the properly by a natural jelly almost formed, and which, by stone being upon the spot, could be easily completed to where, vessels drawing 40 feet water lie abreast of the properly. Early application is necessary, as unless sold or I rased in a short lime, other arrangements will be made, and it will be withdrawn. A. W. Hansard, Estate Agent, Pi-inces-strcct. Isi September, 1854.
