CONNELL $ RIDINGS Have received instructions to Sell by Public Auction, at their Mart, Queen-street, on THIS DAY, 15th October, instant, at 12 o'clock — HPHAT very Complete and Eligible ProJ- petty, lately in the occupation of Mr. Foster, situcite at the foot of Mount Eden, within lluee miles of town, and known as THE GRANGE. This Farm con' ains about 120 acres. The whole being enclosed by substantial Stone Walls, and divided into four Paddocks, Orchards, &c.,in the same permanent manner. One Paddock containing about 75 acres, is perfectly free from scoria, and ready for immediate cultivation, and has an ample supply of water in the driest seasons. The Garden and Orchards contain some hundreds of choice Fruit Trees, now of four yeais growth, cons-sting of Apple, Pear, Cherry, Fig, and Filbert, &c, &c, and a great number of choice Vines. THE HOUSE Contains in the front four rooms, two of which are 20 feet by 18, and two smaller. There is a fire-place in each of these four rooms ; they are doubly lined, and elegantly papered throughout. At the back ate two smaller sleeping rooms, a Dairy, and a Store Room, 18 feet by 14. Detached are a Kitchen [[and Servants' sleeping Room, built of Stone. There is also a weather-boarded Cottage, for Farm Servants, at some distance from the House, consisting of two rooms,^with afireplace in each. There is an excellent three-stalled Stable with spacious loft, Cow-house with loft, Coach and Cart House, Store-room, Fowl-house, &c, &c. Terms :-—One-fourth of the purchase-money to be pai 1 immediately — One fourth in approved Bills at six months, with interest at the j rate of 10 percent, per annum. — And'lhe remainder, if desired by the purchaser, to continue on Mortgage of the Property, for two years, at 10 per cent, per annum, interest.
