Stuart, to sell by Public Auction, at their Rooms, on Friday next, the 7th September, at One o'clock precisely, rHE INTEREST in all those valuable BUILDINGS in Queen-street, at present occupied by Messrs. Conden, Plummeridge, and Stuart. The title is a Lease for ten years from the Ist of January, 1848, at tl,e yearly rent of twenty-five pounds, payable halfyearly. The rent is paid up. The .Lessee has the right of removing all improvements at the expiration of the lease, unless taken at a fair valuation by the Lessor. The land is described as part of Allotment No. 42, of Section 4, in the township of Auckland ; bounded on the north by a Government lane 66 feet ; on the east by lot 6, 22 feet ; on the south by lot 8, 66 feet ; and on the west by Lower Queen-street, 22 feet ; and allotment 6 on the same place, bounded on the north by the Government lane, 19 feet; on the east by lot 5, 66 feet ; on the south by allotment 41 of the said section, 19 feet; and on the west by lots 7, 8 and 9, 66 feet. The Buildings consist of Two Shops and Dwellings, fronting Queen-streel, each having seven apartments, now let to substantial I tenants at the weekly rent of 275. 6d\ each ; also the House at preseut occupied by Mr. Stuart, having seven large apartments which would readily let for 15s. per week, thus the property would produce a profit rent of £156 per annum. As a Merchant's Office, Auction Mart, or Inn, it would be of greater value, from the commanding situatiou for business, and the extent of the buildings, which are 76 feet in depth, 20 feet high, and 22 feet wide, containing in all 21 apartments, exclusive of a Cellar, the whole extent of the buildings.

This allotment is one of the most healthy spots in the Town of Auckland, having a beautiful view of the Harbor, North and surrounding scenery, and is sufficiently large for three cottages, yards, and pleasure grounds. The land is subject to the annual rent of Five Pounds, payable half-yearly. The rent is paid up. The purchaser will be entitled to remove all improvements at the expiration of the lease, unless paid for by the lessor at a fair valuation.
