FOR SALE, in whole or in part, the estate of Victoria, at the Bay of Islands, comprising with some small exceptions, the whole of the township, and including in all 32G0 acres, more or less, on the banks of the jiver Waitangi. The above which is well known by every person acquainted with the Northern District to be admirably adapted for the site of a town, could not fail to prove a most profitable investment for any person not requiring an immediate return for his capital. It is the natural outlet of the most fertile parts of the country, and in the necessary course of events must sooner or later become a place of great importance and population, a result which might be greatly accelerated by any person having capital to turn its natural advantages to account. In 1830 and 1840, before the establishment of the seat of Govsrnment at Auckland, and the consequent removal of a large part of the inhabitants of the neighbourhood of the Bay of Islands, about G acres were sold in allot* ments by Auction, at an average of £400 and £422 and acre.
