The whole consists of 243 Acres, which, excepting the bush, is good farming land .- it is bounded by public roada ; the main Waimea Road passing directly through. The property, to those at all acquainted with the district, will be too well known to need comment ; and to strangers it can only be said, that it is calculated both naturally and otherwise, to form one of the finest estates in the province. About 180 Acres are fenced, and in crop with wheat, barley, oats, pease, beans, &c. Its situation and natural position allows it to be well divided as follows, unless the whole were required. Lot 1. About 93 Acres, which will include a comfortable House ; ono of the largest Barns in the settlement, fitted up with bins, chaff-room, &c. ; a capital six-stall Stable, newly erected; with Coach-house, Stock-yards, Out-nouses, &c. ; and ono of the oldest Gardens in the settlement, well stocked with fruit-trees of every description. Lot 2. About 50 Acres adjoining tho above, 40 of which, are sown with wheat. Lot 3. Containing 100 Acres, the whole of which is enclosed in a ring fence, having a public road entirely round it ; allowing it either now, or at any future period, to be advantageously divided, lt is at present mostly in crop with barley. Teem* — 10 per cent, cash, at the fall of the hammer ; 20 per cent, in approved bub, at 6 months ; 20 per coot, in approved bills, at 12 months ; and the remainder may remain on mortgage. The crops on the above sections may be taken at a valuation, or the Proprietor will take them off.
