The Motoa Estate.

LAND*SALES. The advance of the price given for land anywhere in the colony is an instance of the wonderful progress in the wealth and wfilbbeing of the community, and the of land at Ofcaki, shows' that everywhere the dream of a continued advance is fully believed in. The land which was sold at Otaki had- nothing much to commend it excepting it was situated close to the sea, and was considered a possible watering place for the wearied inhabitants of Wellington, yet the acres realised ow r £8294, averaging £47 per acre. The advertisement of that wordpainter, Mr T. K. Macdonald, dwelt upon the "sites for market gardens and such like alurements, and. if this land will find keen competition at such prices what may bo expected at the bidding pn the 12th of May when the justly famed Motoa estate is put up for auction ? If market gardens are in request there will be acres and acres of the land most suitable for that purpose for sale. The proof of the pudding is in the eating, and on the opposite side of the road to the sections for sale are the gardens of Messrs Whibley and Newtbs. How fortunate settlers must deem themselves in having land at their own price offered to them, most of the homestead sites having a good metalled roads to their front gates or those about to be metalled, and bciun iu such easy access with Foxton, the. port for the whole coast south ol Wanganui, so that water carriage to tha Metropolis is assured at cheap rates. The possibilities to energetic settlers are vast, as to whatever they may turn their hands to an outlet and market is close to hand. The railway from Foxton or Shannon will speed the carriage of beef and mutton to either Longburn or Wellington, and will bring within a mile or two of their properties store sheep or cattle from the East coast, the Wairarapa or the north of the West coast. Fruit, milk, farm produce can be sent that same route. All the land needs is a pushing settlement and the soil is sufficiently good to enable any line to be successfully carried out. To those who feel strongly on domestic or religious matters it will be interesting to know that two State schools will be within three miles of any home they may build, and in Foxton there are:the places of worship of the Anglicans, the Roman Catholics, the Presbyterians and the Methodists, besides one or two other smaller sects. To our mind the estate for sale offers conveniences now so difficult to get on the immediate start of a new home, such conveniences have necessarily a cash value to the married purchaser, and the land thus becomes of an extra value beyond that of .how much money can be made off it. In a new district the difficulties, the expense, and the drawbacks before all that is necessary to the wellbeing of a family are obtained is becoming realised but in the new settlement which, we hope to see at Motoa all are already gained; Many havo been attracted by the advertisements and have visited the land, and their opinion will not be publicly known except by bids made in the auction room. ‘ Good wine needs no bush, and the owners do not desire anything better than' a thorough inspection of their property which is for sale.
