The property is well improved, about 400 acres having been laid down with the best English grasses, the balance being drained flax swamp, excepting about 100 acres of bush, and is subdivided into 12 paddocks. There is a good orchard of over 800 trees in full bearing order. Mr Gardner has determined to sell the property at anything like a reasonable price, as he finds it interferes with his duties as Inspector for the Advance to Betters' Department.
