TO BE SOLD BY PRIVATE CONTRACT with immediate possession, if required, ALL that plot of LAND part of Town Section No. 4, situate in and fronting upon Norwich Quay, Lyttelton, presenting a frontage thereto of 27 feet, aud extending backwards 165 fept, together with the Messuage or Dwelling House and Buildings thereon, well known as " The Steadfast Coffee and Dining Rooms," with the Yard, Stable, and Outbuildings thereto, belonging and now in the possession of ■ Mr. William Packabd, the owner thereof. Also, all the Household Furniture and effects in and upon the premises, if such be required by the purchaser. The above premises are very advantageously situate for business, and worthy the attention of any person desirous of entering into business with a small capital, presenting at the same time an eligible opportunity for investment, as the owner is retiring from business. The stable is airy and commodious, and capable of accommodating six horses, and has a hay loft over. The above property-is held for the residue of a term of 21 years from the 25th of December, 1851, and, subject only to a small chief or ground lent of £27 per annum, payable quarterly. The house has been recently painted and papered, and is already furnished with all things requisite for carrying on the business with advantage and proiit. If required, part of the purchase money may remain on security of the premises.
