TO BE SOLD by private contract, with immediate possession if required— All that recently erected messuage or'dwelling house, with the yard, garden, outbuildings, and appurtenances thereto belonging, situate within one mile of the town of Kaiapoi, and about ten miles from Christchurch, and near to the Great North Road leading to and from Christchuich. Also all that desirable plot of land consisting of 50 acres (upon part of which the dwellinghouse stands) 25 acres of which are already enclosed with a good and substantial ditch and bank fence, and fourteen acres are now under cultivation, and the crops thereon ready to cut. The purchaser will have in addition the right of pre-emption over more than 100 acres of land on an island opposite the above. In front of the section flows the river Waimakariri, where is always deep water, where a wharf might at a small expence be erected, and where goods might be landed at all times. The land is considered one of the best of the numerous rural sections which surround it, and at a small expence the portion of the section remaining uncultivated;; might be made at once available and productive. The dwelling-house consists of six rooms, well furnished, and replete with all conveniences. The garden abounds with fruit-bearing trees, in high perfection, and L the property altogether is well adapted for the residence of a family desirous of domestic comfort, and that can" appreciate the beauties of the surrounding country. The crops now standing upon the land may be taken at a valuation at the option of the purchaser. TO BE SOLD BY PRIVATE CONTRACT with immediate possession, if required, ALL that plot of LAND part of Town "^ Section No. 4, situate in and fronting upon Norwich Quay, Lyttelton, presenting a frontage thereto of 27 feet, and extending backwards 165 feet, together with the Messuage or Dwelling House and Buildings thereon, well known as" The Steadfast Cofl'ee and Dining Rooms," with the Yards Stable, and Outbuildings thereto, belonging and now in the possession of Mr. William Packard, the owner thereof. Also, all the Household Furniture and effects in and upon the premises, if such be required by the purchaser. The above premises are very advantageously situate for business, and worthy the attention of any person desirous of entering into business with a small capita], presenting at the same time an eligible opportunity for investment, as the owner is retiring from business. The stable is airy and commodious, and capable of accommodating six horses, and has a hay loft over. The above property is held for the residue of a term ol" 21 years from the 25th of December, 1851, tuid subject only to a small chief or ground jeut of £27 per annum, payable quarterly. The house has been recently painted and papered, and is already furnished with all things requisite for earning on the business with advantage and profit.
