Land Sales.

« THE- IYIRKCALDIE ESTATE. In our advertising' columns pnrticiilars will be found of a most important auction sale of highly improved dairy and grazing farms to be sold by Messrs Levin <jnd Co., Ltd., under instructions from the Trustees in the Estate of the late "Norman Kirkcaldie. The homestead block of about. 70 acres is situated only one mile from Levin and just beyond the Borough boundary, and would make an ideal country gentleman's residence, or stud or [ dairy farm, being level land well subdivided into convenient paddocks with numerous plantations. The home and ground leave nothing to be desired, being beautifully laid out with a large clump of native bush at back of dwelling, and all necessary motor sheds, stables, etc., with water laid on and each paddock being watered by water races. Block 2 is situated fight opposite tlie Homestead and contains 84 acres of rich level bullock country, partly ricli drained and all in excellent pasture, well watered and fenced into numerous paddocks. It is admirably adapted for either dairying or • stud farming and would cut up into three very saleable dairy farms.

The terms of sale of these two blocks are exceptionally easy as only 20 per cent of the equity is required to be paid in cash with 10 per cent in six months and 10 per cent in 12 months, which means that, after the existing mortgages are deducted, the sums to be paid amount to rather less than half these per centages on the actual selling value of the property per acre.

There is also a very valuable lease of some 80 acres situated in Mako Mako road and bounded by the Lake. It comprises rich fattening land, divided into two paddocks, and only about a mile from Levin. This block should command the attention of bullock fatteners and dairymen. The lease is 'for a very long term and the rent only £00 per annum. Block 4 comprises 346 acres leasehold at Iliakara, on the main north road, 6 miles from Levin, and is rich grazing land suitable for dairying, fattening or-' mixed farming, and carries an optional purchasing clause at a very low figure on particularly easy terms. We are informed that the ,reserves to be. placed on these properties are such as will ensure a ready sale. Buyers, therefore, of really first-class grazing land can await this sale with every confidence.

FARMS ON EASY TERMS. As an investment for a man of small means tlieA subdivisional land sale of the Gorringe Estate makes an appeal that is worthy of attention. The property of 053 acres has been cut up into 7 farms ranging in area from_ 50 to 121 acres and the land being of the best and adjacent to all conveniences such as factories, railway station, schools and a rising town like Levin, its prospective value cannot- be over estimated. Being on the main trunk railway and easily accessible to Wellington, property owners can supply their quota of farm produce to the Empire City, and as there has been considerable development in the Horowhenua district of late years with attendant prosperity to the community the opportunity now presented land seekers should not be ignored. The district offers the further inducement for home builders of a favourable climate. Intending buyers are notified that a car will leave the Auctioneers' office at Palmerston on Friday morning at 10 o'clock for the property. Plans and all particulars available on application to Abraham and Wililams, Ltd.
