Inasmucn as applicants to bring land undor the Act can direct the Certificates of Title to issue in the names of any other persons, Credit for Fees is Given, When desired by the Applicant in all cases where tiie proprietor applies to have the land registered, under the Act in liis own name, and the. fees may remain unpaid until laad is dealt with. Any person, therefore, who wishes to j his land under tho provisions of tho Act, order that whenever he deals with it he be in a position to avail himself of facilities afforded by having a Registered Title, can do bo Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes placo. lie will then be in a position to Mortgage, 'Transfer, Lease, or otherwiso deal with his lund ut a moment's notice. Any Title, however .long and complex, may be investigated at a cost to the Appliuaut of only Five Shillings ; for if tbe Title is reeded all fees are returned, with tbe execptior of that amoupt. ' CERTIFICATES OP TITLE ARE AR3OLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BI THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently rery much more ; while land wbich hus been ( bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings whero v whole section iscouveyed; and wbere only partis conveyed (and therefore a fresh Certificate of Title is necessitated), of Thirity*one bhillings, which is the highest sum allowed by the Act, uo matter what the yalue or area of the laud, i Under tbe Regulations in force on and after tho Ist January, 187_s, the charge for CertiO* - eates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the vulue of the lund is under Ten Pounds. The total cost of executing a mortgage or lease of land, registered under tbe Act, is Twelve Shillings, no mutter whut the amount involved.
