Inasmuch ns applicants to bring land under tho Act can direct the Certificates of Titlo to issue in the names of any other persons. Credit for Fees is Given, When desired by tho Applicant in all cases whero the proprietor applies to have the land registered under tho Act in his own name?, and , tho fees may remain unpaid until hud is dealt with. Any persou, therefore, who wishes to j his land under the provisions of the Act, order that whenever lie detils with it ho bo in a position to avail himself of facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing tho fees to remain unpaid until such dealing talies place, lie will then bo in a position to Mortgage, Transfer, Lease, or otherwise deal with his laud afc a moment's notice. Any Title, however long und complex, may bo investigated at a cost to tho Applicant of only Five . Shillings ; for if the Title is recctcd all' fees are returned, with tho exeeptior of that aiLOuut. GEIITIFIOATES OF TITLH ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES ARE GUARANTEED BI THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in tho' Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently wry much more ; while land which has been bought. under the provisions of "The Land Transfer Act" can be transferred at v totol cost of Eleven Shillings whero a whole se Jlitm is conveyed; and whero only partis conveyed (and therefore a fresh Certiiienlo of Title is recessitatcd), of Thirity-onc Shillings, which is tho highest sum allowed by tho Act, no matter what the value or area of tho land. Under the Regulations in force on and after tho Ist January, 187£>, the chorgo for Certificates of Titlos issued upon JJemoranrlu of Transfer is reduced to Ten Shillings in all uses whero the value of the land is under Ten Pounds. The total cost of executing a mortgage or lease of land, registered under tho Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease trausfctved or surrendered ioiFivc bhillings. THESE OPERATIONS INVOLVE NO DELAY.
