' All Landa alienated from the Crown after tbe coming into operation of " The Land Transfer Act. 1870," are subject to, and must bo dealt with, in manner prescribed by tho Act. Tho following are examples f tho fee payable for bringing tho land under the pro visions of the Land Transfer Act:— 1. When tho Title consists of a Grant, dated on or subsequent to tbe 28th December, 1841, none of tho land included in which has been dealt with— Where the Certificato of title is directed to issue in tne name of the A »plicant : Value of land £100 ... £0 11 2 Where the Certificate of title is directed to issue in the name of the Purchaser : Value of land £100 1 10 0 These charges nve incroascd by 4s '2d (Assurance Fund) for every additional £100 in value. 2, When the Applicant is the original Grantee, and tho knd has been dealt with 5 or whero the Applicant ia not tho original G-rantee — ; Where the value of the land is £100 £2 W 2 Whore the value of tho land £200 8 8 4, Where the value of the land is £300 ... — 8 12 6 Whore tho valuo of tho land ia £400 4 18 Whcro the value of land is above £400, the fees increase at tho rate of 4s 2d (Assurance Fund) for every additional £100 in value. Those charges elso represent the coat of Conveying Land. Inasmuch ns applicants to bring land under tho Act can direct the Certificates of Titlo. to issue in the names of any other persons. Credit for Fees is Given, Whon desired by the Applicant in nil cases whore tho proprietor applies to hay© the land registered under the Act in his own name, and the fees may remain unpaid until load is dealt with. Under tho Emulations in force on and after tho Ist January, l&7k, the charge for CcrtiG* catea of TitLs issued upon Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of tho land is under TenPouncla. Tho total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. I I A mortgage may bo transferred or dis- J charged, or a lease transferred or surrendered for Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following ere eomc of tho ad-Tsntiges conferred by the Lend Transfer syateai :— 1. It secures the principal benefits and ad* vantages sought to be attained in a system of registration of deeds. 2.> A lt renders retrospective investigation of title unnecessary as to oil land re^ gistcrcd. ! 8, It simplifies tho Titles to R«al Property ] for tbo future, 4. It makes purchaocra of tho fee and kaoes pericctly secure, , 5. It simplifies, to tho utmost possible extent, tho forme of transfer «nd the modes of conveyance. 8. It increases tho saleable valuo of land. 7. It tends to lower tho rate oi interost on loans eccurcd on land 9. 8. It giveo facilities for the sale of large estates in allotments. 9. Transaction can bo effected at a moment's notico, and at a minimum of cost. 10. Frauda in Uic purchase and sale of land aro ellcctuully prevented, because tho Certificato 9i Title in the possession 01 tbe Vendor shows the exact condition ol the estate, i.e., if tho cstato bo mort* gaged, encumbered, or leased.
