When the Title consists of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been dealt with— ♦ Where the Certificate of title is directed to issue in the name of the A >plicant i. Inasmuch as applicants to bring land under the Act can direct the Certificates of Titlo to issue ki the names of any other persons. Credit for Fees i^ Given, When desired by the Ap{ licant in all cases where tbo proprietor applifa to have the lan<? rogjsterod under the Apt/ in his own name, and the fees may remaia unpaid until laod is dealt with. * Any person, therefore, who wishes to { his land under the provisions of tho Act, order that whenever he dealq with i,t he be ia a, position to avail himself of facilities afforded by having a ' Begisterce. Title, can do so Without Any Present Cost, by allowing tho fees to remain unpaid until such dealing takes place. lie will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may i be investigated at a cost to the Applicant of only Five Shillings 5 for if tho Title ia reected all fees are returned, with the excoptior of that amount. On all Conveyances by Deed under the old eystem, tfce cost of regis.tra.tipn in the Deeda Kegwtry, over and abpve the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; vhile land which has been bought under tjhe provisions of " The Land Transfer Act can be? transferred at a total cost of Eleven Shillings where a whole section is conveyed j an,d wherp pnly part is conveyed (anijl therefore a fresh Certificate of Title is necessitated), of Thiritj-oiie Shillings, which is the highest sum allowed by the Act, no matter what the value or area of the land. i Under the Eegnlations in fprae on anjd after ,i the Ist January, 1871s, the charge for Cerljifl- : cates of Titlea issued upon Memoranda of Trunafer is reduced to Ten Shillings in all - cases where the value of the land \? under Ten Pounds.. ; The total cost 0/ executing a mortgage or ' lease of land, registered under the Act, is Twelve Shillings, no matter what the ampiint involved.
A mortgage may be transferred pr disiharged, or a lease transferred or surrendered or Five Shillings. THESE OPEBATIONS K 0 DELAY. It secures the principal benefits and advantages sought to be attained in a system of registration of deeds. 2. tt lt renders retrospective investigation of title unnecessary as to all land re • gistered. 3.
