He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his la.nd at a moraent's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings; for if the Title is reected all fees are returned, with the exceptior of that amount, CERTIFICATES"!)!? TITLE AEE ABSOLUTELY INDEFEASIBLE, ALL TITLES ARE GUARANTEED. BS THE GOVERNMENT. < On all Conveyances by Deed under the told system, the coat of registration in the Deeds Registry, over and above the Solicitor's change, is never less than Fifteen Shillings, frequently very much more ; while land which has been bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where only part ia conveyed (and therefore a fresh Certificate of Title is oecessitatedji, of Thirity-one Shillings., which is the highest sum allowed by the Act, no matter what the yalue or area of the land. Under the Regulations in force on and after the Ist January, 181.ii, the charge for Certificates of Titles issued upon, Memoranda of Transfer is reduced to Ten Shillings in all cases where the value of t,he land ia under Ten Pounds. ■ The total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. ' A mortgage may be transferred or dis- : charged, or a lease transferred or surrendered for Fiv.e Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the adTsntiges Inferred by the Land Transfer system s— 1. It secures the principal benefits and advantages sought to be attained in a syßtem of registration of deeds. 2. fit renders retrospective investigation of title unnecessary a» to, all laud re< gistered. 3. It simplifies the Titles to Real Property for future, 4. It makes purchasers of the fee and leases perfectly secure. 5. It snnplifi- to the utmost possible extent, the forms, of transfer and tbe oripdes of conveyance 6. It increases the Ba i eable value f land 7 * i™ low^ the r^oi interest on loans secured on lands 8. It gives facilities for the sale of large estates in allotments. 8 9. Transactions can be eflected at a moments notice, and at a minimum ol cost. \O. Frauds in the purchase and sale of land are effectually prevented, becuuse the Certificate of Title in the possession oi the "Vendor shows the exact condition 0f the estate, i.e., if the estate be moru gaged, encumbered, or leased.
