LAND TRANSFER Af T LANDS ALIENATED or contracted Ho be alienated from the Crown in fee prior jto the coming into operation of "The Land Transfer Act, 1870," may be bronght under the provisions of the Act by application from the persons entitled thereto. All Lands alienated from the Crown aftel the cotfiing into operation of " The Land Transfer Aet, 1870," are subject to, and must be dealt with, in manner prescribed by the Act. The following are examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act: — 1. These charges also represent the cost of Conveying Land. Inasmucn as applicants to bring land under the Act can direct the Certificates of Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Apj licant in all cases where the proprietor applies to have the lane? registered under the Act in his own naraf, and the fees may remain unpaid until laid is dealt with. Any person, therefore, who wishes to { hiß land under the provisions of the Act, order that whenever he deuls with it he be in a position to avail himself of facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing tho fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with bis land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Fivu Shillings j for if the Title is reected all fees are returned, with the eiceptior of that amouut. * CERTIFICATES OF TITLE ARE AJjIyDMJTELY INDEFEASIBLE. ALL TITLES ARE 'GUARANTEED B\ ' THE GOVERNMENT. On all Conveyances by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently 78ry much more ; while land which has been bought under the provisions of " The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section isconveyed ; and where only partis conveyed (and therefore a fresh Certificate of Title is iiecessitated), of Thiiity-one Shillings, which is the highest sum allowed by the Act, no matter what tho value or area of the land. Under the Regulations in force on and after the Ist January, 187i>, the charge for Certificates of Titles issued upon Memoranda of I Transfer is reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. Tho total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved, A mortgage may he transferred or discharged, or a lease transferred or surrendered for Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the ad"satiges I inferred by the Land Transfer eyste ji ;— • 1.
