'■ ■ I LANDS ALIENATED or contracted to be alienated froib the Crown in fee prior to the coming into., operation.-, of "The Land Transfer Act, 1870," may be brought under the provisions of the Act by application from i the person* entitled thereto. All Lauds alienated front the Crown after the coming into operation of " The Land Transfer Act, 1870," are subject to, and mast be dealt with, in maaner prescribed by the Act. ■ The following are, examples f the fee payable for bringing the land under the pro visions of the Land Transfer Act : — 1. These charges also represent the cost of Convening Land, Inasmuert as applicants to bring land under the Act can direct tie Certificates of Title to issue in. the names o£ any other persons. Credit for Fees is Given, When desired by 'the Api licant in all cases where the proprietor applies to have the lan<? registered under the Act in his own nanfif, and the fees may remain unpaid until laad ia dealt with. ; f Any person, therefore, who wishes to, { his land under the provisions of the Act, order that whenever he deals with it he be in a position to avail himself of facilities afforded by having a Registereu Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until mch dealing takes place. He will then be in a position to, Mortgage, Transfer, Lease, w otherwise deal with his land at a moment's lotice, : . t Any Title, however long and complex, may be investigated at a cost to* the Applicant of only Five Shillings; for if the Title ia reected all fees are returned,, with the e^ceptior of that amount. CERTIFICATES*!)!? TITLE ARE ABSOLUTELY INDEFEASIBLE, ALL TITLES ARE GUARANTEED BY THE GOVERNMENT. On all Conveyances by Deed under the old system, the co&t of registration in the Deeds Kegis try, over and above the Solicitor's charge, is never less than Fifteen Shillings^ frequently Tery much more ; while land which has been bought under the provisions of " The Land Transfer Act " can be transferred at a total cost of Eleven Shillings -where a whole section is conveyed; arid where only partis conveyed (and therefore »a fresh Certificate of Title is necessitated), $f Thirity-one Shillings, which is the highest sum allowed by the Act, no matter what the value or area of the land. Under the Regulations in force on and after the Ist January, 1875** the charge for Certificates of Titles issued upon Memoranda of Transfer, is reduced to Ten Shillings in, all cases where the value of the laud is under Ten Pounds. . The total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings', no matter what the amount involved,,, ,' A mortgage may be transferred or dis* charged, or a lease transferred or surrendered ior i'ive Shillings. It secures the principal benefits and advantages sought to be attained in a system of registration of deeds. 2.|lt renders retrospective investigation, oi title unnecesaaxy a? to. all laud registered. 8, It simplifies the Titles to Real Property fo* the future-* Vlt. wakes purchasers of the fee and leases perfectly secure. 5. It simplifoj, to the utmost possible extent, the forms of transfer aud the modes of conveyance. 6. It increases the saleable value of land. 7. It tends to lower the rate ot interest on loans secured on lands. 8. It gives jlacilities for the sa l e o f large estates in allotments. 9.
