All Lands alienated frjom the Crown after the coming into operation of " The Land Transfer Act. 1879," are subject to, and must be dealt with, ia tnaqner. prescribed by the Act. The following are example^ f the fee payable for bringing the land under the pro risions of the Land Transfer Act: — 1. When the Title consists of a, Grant, dated on ot subsequent to the 28th December, 1841, none of the land included in which has been dealt w,ith~ Where the. These charges also repreßent the coat of Conveying Land, Inasmuch as applicants to bring land, under the Act can direct the Certificates of Title to issue in the names of any other person^. , Credit for Fees io, Qiven, When desired by the Applicant in a,ll cases where the proprietor applies to hav,e the lane 1 registered under the Act in his own name) and , the. foes may remain unpaid until laid is dealt with. ' ' • Any person, therefore, who wishes tp i bis land under the provisions of the Act, order that whenever he &ea,ls with it he be in a position to avail' himself of facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings; for if the Title, is reected all fees are returned, with the exceptior of that amount. " ' ' ; UEBTIFICATEs"^Of TIX^M ARE AB3OLUTELY INpEFEASIBEE. ALL TITLES ARE 4t7ARANTEED 4 B? THE QuVl§WMEfft. On all Conveyances by Deed under the old system, the coot of registration in the Deeds Registry, over and above the Solicitor's charge, is never less., than Fifteen Shillings, frequently very much more ; while land which has been bought under the provisions of "The Land Transfer Act " can be transferred at a total cost of Eleven Shillings where a whole section is conveyed ; and where, only part if conreved (and therefore afresh Certificate of Title is necessitated), of Thirity-one Shillings, which is the highest sum allowed by the Act, no matter wlmt the yalue or area of the land. Undqr the Regulations in force on and after the Ist January, iS7b, the charge for Certificates of Titles issued upon Memoranda of Transfer is_ reduced to Ten Shillings in all cases where the value of the land is under Ten Pounds. The total cost of executing a mortgage or lease of land, registered under the Act, is Twelve Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease transferred or surrendered for Five Shillings. ' THESB OPERATIONS INVOLVE KO DELAY. The following are some of the ad •inferred by tbe Land Transfer syste ji :— 1. It secures the principal benefits and advantages sought to be attained in a system' of registration of deeds. 2.pt renders retrospective investigation of title unneceneary as to all land registered, j 8, It simplifies the Titles to Real Property for the future, j : 4. It makes purchasers of the fee aqd | leases perfectly sef nre. 5. It simplifies, to tbe utmost possible extent!, the formi of transfer and the modes of conveyance; 6. It increases the saleable vaJtte of land. 71 It tends to lower tfy rate ol iuterest on loans secured ou lands. 8. It gives iucilities for the sale of large estates in allotments. 9. Transactions eun be etectod at a moment's notice, and at a minimum of cost. 10.
