LANDS ALIENATED or contracted to be alienated from tbe Crown in fee prior to tbe coining into oneratipn pf. " The Land Transfer Act, 1870," may bp brought under the provisions pf tbe Act by application from the penons entitled thereto. All Lands alienated from the Crowp after the coming into operation of " The Land Transfer Act, I 870," are subject tp, and ninst be dealt witlj, in manner prescribed by the Act. The following are examples f the fee payable for bringing tbe land under the pro visions of the Land Transfer Act : — 1. When the Title consists of a Grant, dated - on or subsequent to the 28th December, 1841, hone of the land included in which has been dealt with— Where the Certificate of title is directed to issue in tne nsuie of the A iplicant: Value qf land £ioq ... m}l 2 Wbere the Certificate of title is directed to issue in tbe name of tbe Purchaser : Value of land £100 1 10 0 These charges are inpreased by 4a 2d (Assurance Fund) for every additional £100 in vahje. 2. When tbe Applicant is the original Grantee, and the land han been dealt with i or where the Applicant is not tho original Grantee— Where the value of the land is £100 £2 14 2 Where the value of the land £200 3 3 4 Where the valup of th? land is. £300 3 12 6 Where the value of tbe land is £400 ... 4 1 8 Where the value pf land is above £400, the fees increase at the rate of 4s %& (Assurance Fund) for every additional £100 in valne. These charges alap represent the cost of Conveying Land. Inasmuch as applicants tp bring land under the Act can direct the Certificates oj; Title to issue in the names of any other persons. Credit for Fees is Given, When desired by the Applicant iq all cases where the proprietor applies to havo the land registered under the Apt in his own nam?, and the feea may remain unpaid until laad is dealt with. j Any person, therefore, who wishes to f - his land under the provisions of tha Act, order that wh e flevar be deals with it he be in a position to avail himself of facilities afforded by haying a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until such dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with bis land at a moment's aotice. Any Title, however long and complex, may be investigated at a cost to (be Applicant of only I'ive Shillings ; for if the Title is re* a ected all fees are returned, with the exceptior - of tl_st amount. IJEBTIFICATES~OF TITLE ARE ABSOLUTELY INDEFEASIBLE. ALL TITLES AReTgUARANTEED B* THE On all Convey^ncf . by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, *• is never less than Fifteen Shillings, frequently fyery muoh more ; whild lanc| which has been bongbt under the provisions pf "The Land Transfer Act" can be transferred at a total cost of Eleven Shillings where a whole section is conveyed j and where only part if jonveyed (and therefore a fresh Certificate of is necessitated ), pf Thirity*one Shillings, wliich is the highest sum allowed by tbe np matter what the yalue or area of the land. Under the Regulations in force on aiid jtfter the Ist January, 187fc, the charge for Certseates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all ca«es whpre the value of the land is under Ten Pounds. The tptal cost tf executing a mortgage or lease of land, registered tinder the Act, is Twelye Shillings, no matter what the amount involved. It makes purchasers of the fee and leases perfectly secure. 6. It simplifies, to the utmost possible extenf, tbp forms of iransfei and fhe modes ot conveyance. j 6. It increases the Saleable value of land. J 7- It tends to lower the rate oi interest on loans secured on lands. 8. It giyes facilities for the sale of large estates in allotments.
