TiND IBAHSVII ACT LANDS ALIENATED or . contracted to be alienated from tbe Crown in fee prior to the coming into ooeration of "The Land Transfer Aei, 1870," may be brought under the provisions of the Act by application from the persons entitled thereto. All Lands alienated from the Crown after the coming into operation of " The Land Transfer Act. 1870," are subject to, and must be dealt with, in manner prescribed by the Act. Tbe following are examplea f the fee payable for bringing the land under the pro visions of the Land Transfer Act : — 1. When tbe Title cousista of a Grant, dated on or subsequent to the 28th December, 1841, none of the land included in which has been, dealt with— Where the Certificate of title is directed to issue in tne name of the A iplicant ; Value of land £100 mii 2 Where the Certificate of title is directed to issue in the name of the Purchaser j Value of land £100 „ 1 10 0 These charges are increased by 4s 2d (Assurance Fund) for every additional £lflO in value. 2. When the Applicant is tne original Grantee, and the land ha« been dealt with ; or -where the Applicant is not (ho original Grantee— Where the value of the land ia £100 £2 14 2 Where, the value of the land ; £200 3 3 4 Where the value of the land is £300 3 1% 6 Where the value of the land is £400 4 18 Where the value of land is above £400, the fees increase at the rate of 4s 2d (Assurance Fund) for every additional £100 in yalue. These charges aho represent the cost of Conveying Land, Inasmucb as applicants to bring land under the Act can direct tbe Certificates of Title to. issue in the names of any other persona. Credit for Fees is Given, When desired by the Applicant in all cases where the proprietor applies to hate the land registered under the Act in his own name, and the fees may remain unpaid until laid is dealt with. Any person, therefore, who wishes to { his land under the provisions of the Act, order that whenever ho deals with it he be in a position to avail himself of facilities afforded by having a Registered Title, can do so Without Any Present Cost, by allowing the fees to remain unpaid until 9uch dealing takes place. He will then be in a position to Mortgage, Transfer, Lease, or otherwise deal with his land at a moment's notice. Any Title, however long and complex, may be investigated at a cost to the Applicant of only Five Shillings ; for if tbe Title is reected all fees are returned, with the exceptior of that amount; CERTIFICATES OF TITLE ARE AB3OMJTELY INDEPEASIBXE. ALL TITLES ARE GUARANTEED Bl TifS GOVERNMENT. On all Conveyance? by Deed under the old system, the cost of registration in the Deeds Registry, over and above the Solicitor's charge, is never less than Fifteen Shillings, frequently very much more ; while land which has been bought under the provisions of "The Land Transfer Act " can be transferred at a total cost of Eleven Shillings where a whole section is conveyed 5 and where only part is conveyed (and therefore a fresh Certificate of Title is necessitated), of Thirity-one Shillings, which is the highest sum allowed by 'the Act, no matter what the yalue or area of She land. Under the Regulations in force on and after the Ist January, 18755, the charge |pr Certificates of Titles issued upon Memoranda of Transfer is reduced to Ten Shillings in all sages where the value of the land is under Ten Pounds. Th« total cost of executing a mortgage or [ease of land, registered under the Act, is Twelve. Shillings, no matter what the amount involved. A mortgage may be transferred or discharged, or a lease transferred oi Bam>nd.ered lor Five Shillings. THESE OPERATIONS INVOLVE NO DELAY. The following are some of the ad'~»tiges inferred by the Land Transfer systfeia ?— 1. It secures the principal benefits and advantages sought to be attained in a system of registration of deedjf* 2.^lt renders retrospective investigation ot title unnecessary as to all land registered. 3, Xt simplifies the Titles to Real Property for the future, 4. It makes purchasers of the fee and leases perfectly secure. 5, It simplifieg, to. tbe utmosk possibla extent, the forms of transMand the modes of conveyance. | 6, It increases the saleable value ofland 7. Jt tends to lower the rate oi interest on loans secured on lands. 8.
