CLOSER SETTLEMENT.
THE SUBDIVISION OF PAPAITONGA. AN IMPORTANT SALE. The great importance of closer settlement to this district lias been dwelt upon many times and by divers persons. ICven to the widest districts a policy of closer settlement unguis a great deal in point of betterment, lint in a district of comparatively restricted acreage, such as ours, this effect i.s very much more apparent. The voluntary decision of the JJullcl- Mstate. trustees to ihttve the famous Papaitongn Instate subdivided, and offered for sale at public auction, will materially help in the development of the district, and add materially to its .spreading power, for twenty or thirty additional familes will be added to the population of Ohau and Levin as a direct result. The sale will be held on "Wednesday week by Messrs Abraham and Williams, Ltd. (of Levin), acting in conjunction with Dalgety and Co., Ltd. In all there will he some 900 acres auctioned— all first class land—subdivided into small farms of 2o acres or over. The situation of Hhis fine property cannot well be beaten. Within easy distance of AVellington, it lies close to the Oham railway station, school, and creamery, 'and! is only some two or three miles from Levin, one of the best stock centres of the North Island. The quality of the soil is first class, .being a. good porous loam, wliilst t'lile climate of this favoured district is delightful, being particularly free from the strong winds so prevalent in other parts of tho dominion. The size of the sections Varies from 2o to 00 acreSj_ and, with the easy terms offered, are well adiapted to the man of small means who wishes tf> embarlc o.n dairying, poultry farming, or fruitgrowing. He can deliver his produce in "Wellington, tho best market of the dominion, within three hours, and he has before him the certainty of jising values in this class of property so situated. In addition to its other attractions, we must not forget tltoo Papai-tong-a lake andi bush, one of the beauty spots of the North Island. This portion of the property is to be acquired by the Government as a sanctuary for native birds, and it will practically b?conw a park for L'evin, with the result that before long a dem.".iv;l will set in for residential site:; within easy distance of the reserve. Th» trustees of the Buller property are realising the estat?, and consequently no fictitious reserves have been placed on the sections, whilst the tea-ins, practically only 15 per cent., cash, are of the 1)- t.
