HARBOUR BOARD LEASES, BLAKETOWN. TTNDER instructions from the Greymouth Harbour Board, HARLEY' AND CO., LTD., will offer for sale by public auction at its rooms, Mackay Street, Grevmouth, on MONDAY, the 18th day of OCTOBER, 1937, at 2 o’clock in the afternoon, LEASES OF PARTS OF RESERVES 1426, 1427, and 1428, situate at Blaketown, Greymouth. The following are the material particulars of each of such leases: — 1. The term is 21 years, commencing on the Ist day of November, 1937. 2. The lessee is Io pay all rates and taxes, is not to assign without consent and is to comply with ‘“The Fencing Act” and “The Noxious Weeds Act.” The Board is not to be liable to join in erecting any dividing fence, and no covenants are to be implied against the Board. 3. The lessee is not to have any right to compensation if the bridge over Erua Moana, near Gresson Street, is closed, or if he cannot procure his lease to be.registered. 4. The Board may terminate the lease if the land is required for harbour purposes, but subject 1o payment of compensation for improvements.
. 5. At least six calendar months be[fore the expiration of the lease, the Board is to decide whether it will again lease the land or not. The improvements on the land affected by the lease are to be valued if the Board decides not to lease the land again, and the rack rent of such land, as if no improvements existed thereon, is to be ascertained if the Board has decided to lease the land again. If the Board decides to lease the land again the lessee shall be entitled to a new lease upon the same terms and conditions as nearly as may be as the leases now offered for sale, save that the rent is to be rack rent ascertained as aforesaid. If the Board decides not to lease the land again the Board shall pay such valuation of improvements. 6. The Board shall have immediate right of distress and the right of reentry after twenty-one days aftei’ default in payment, performance or observance of the rent covenants and conditions in the lease reserved, expressed or implied. The particulars and conditions of leasing may be inspected during business hours up till the time of sale at the office of the Board, or the office of Messrs Guinness and Kitchingham, Solicitors.
