Sale of C Pharazyn, Esq's Makico Estate.

At the Assembly Rooms, Feilding, yesterday afternoon, Messrs Gorton and Son offered for sale by auction the whole of C. Pharazyn, Fscj's, estate in arid adjoining the borough of Feilding and known as the Makino property. The quality of this land being well kn«wn and the terms liberal, a large number of persons were attracted from distant places, besides many who have been settled in the district for sometime, and at the least three huudred persons must have attended the sale. The whole of the sections are in sub-division D of the Manchester Block, with the exception of lot 34 which is in subdivision E. Lots 1 and 11 (inclusive) front Kimlolton road, the latter also fronting Keid's line ; lots 12 and 20 and 23 to 28 (inclusive) front a new road into the estate, lots 12 and 20 also fronting i'fcid's line; lots 21 and 22 front Keid's line ; lots 29, 30 and 31 front Spnr road ; lots 32, 33, 34 and 35, front Makiuo road, the latter, which is the homestead,, also frofit-isg Reid's Hue. Col. Gorton read the conditions of the •sale, and referred to the progress which Feilding aud district had made during the last twenty veara. He also dwelt on tho importance to the district of this property being cut up into small boldiups. Mr N. Gorton wielded the hammer. The first section offered was lot 31, which started at £12 10s the bidding beiug rapidly carried on to JE2O 10s, wben it was knocked down to Mr F. W. Kobertstein, of Rongotea. Several other sections elicited smart competition, notably lots 22 and 28, which were disposed of for L 26 aud 1r23 10s respectively. Nine sections were passed in but three wire sold immediately afterwards at the reserve prices. It is noteworthy tbat all the buyers were practically residents of tho district, and com-prisi-d stf rhug settlers who thoroughly knew w bat they were doing, which in itself f-piaks for the quality of the land offered. The value of the laud sold at auction came to L2j,500 15s sd, averagiug Ll4 os 3d per acre; the value unsold and under offer to day was over L13.C00, making tho total value L 39 OGO, and the average Ll4 10s au acre. There is every probability of selling everything, as numerous inquiries Lave becu made for the unsold portions.
