J (2) The site is in the heart of the busi- } ness area of Napier, and is bounded on • throe sides by public streets. . , The Criterion Hotel was one of Napier • leading hotels, carrying on a large bar trade, and the shops on the ground floor, being in the busiest portion of Isapier, produced a large revenue in rents. (3) The successful tenderer shall within . one year of the acceptance of the tender erect on the site a building comprising an Hotel and Shops, and the lease will ? be granted upon' the successful tenderer erecting the said .building. (4) The lease shall be for a term of Twenty-one years, commencing at the expiration of One year from the date ot acceptance of the' tender, or if the Hotel . building'be erected earlier, then from sucti earlier date, and shall contain perpetual rights of renewal for successive terms ot Twenty-one years each, the rent tor each , successive term to be decided by valua--10(5) Tenders are to be made at the an- j nual rent which the tenderer offers to pay \ for the first Twenty-one years for tn« lease of the above-mentioned site together with the right to the publicans hcenc* annexed thereto. . , (6) Each tender must be accompanied by a banker's cheque or cash for Inree . months'rent at the rate-tendered.
