LARGE ABSOLUTE SALE OF THRESHOLDS AND T EASEHOLDS, 17 ARMS AND QHEEP DUNS, X ARMS AND OHEEP JtVUNS, wiTn 60,000 SS: RATTLE, TTORSES, k pLANT, At Napler, Hawke's Bay, ON FRIDAY, 3rd OCTOBER,' 1884. npURTROA, WAIROA, 9500 ACRES, I FREEHOLD, CROWN GRANT.— This property will bo offered in the following lots, viz., 2 lots of 10 acres each, 1 do 20 acres, 2 do 25 acres each, 1 do each 34, 7G, 80, 93, 100, 112, 170, 193, 232, 250, 400, 450, 490, GOO, GSO, 900, 1100, 1211, and 1250 acres respectively, the sma.l.r lots commencing at the Wairoa Town boundary. The greater part of the Laud is rich agricultural wide open valleys purchased some years ago so as to command the hills that they surrounded, then the property of the Crown, now an endowment to the High School. The Governors of that Board intend selling, at the same time, their endowment Land, 10,000 acres, in lots so arranged that they will work well in with the divisions of the Turiroa Estate, so that, with the exception of the few lots adjoining tho Town, the purchasers of all the other lots will be able to purchase a portion of the Hill Lands behind them. Two of tho larger blocks of the estate, together 1700 acres, form a long frontage to the Waihua River, very little improved, purchased so as to command about 13,000 acres of Crown Lands, low good hills, which will soon bo surveyed anel in the market. The lots with sea frontage, about 7 miles, are exceptionally good Land, and well grassed, a great deal of it ploughed and laid down, tho remainder surface sown. TheTawhara Valley adjoining the township is probably the richest Land in the Colony ; wheat grown there sent to Sydney Exhibition weighed 71 jibs per bushel, taking the bronze medal. The Wool, chiefly fine cross-bred, by last mail advices, reached lid per lb. 'About 2000 acres of the low Land are drained, ploughed and under grass, and about 5500 acres are surface sown with English grass. About SO miles dividing fences, besides sea and river frontages. The Homestead at Kiwi Flat has a substantial new house, men's house, largo stable with loft, also detached stable with two loose boxes and yard for entires, smithy, offices, stock anel shecpyards, paddocks, anel store at the river landing, woolshed, huts, largo yards, and paddocks at Whakamahi on tho seaboard, outstation cottage and yards Monganui Valley, Napier road, and shepherd's huts and paddocks at Ohinepaka and Waihua river, Speedy and large hydraulic wool presses. The wool is taken from the station by coastal steamers to the ships in this bay at 4s per bale, the distance from Napier 35 miles. There will be over 20,000 Sheep and Lambs, two-thirds of them cross-breds, and a small Merino stud flock about 400 from Tasmanian imported. The sheep will not be sold till after shearing, the sale of the land being fixed for 3rd October, and of the sheep on the 28th November, in lots to suit purchasers. Note.—Every block has been selected with the greatest care, so as to form convenient and easy worked homesteads. The reserves will be almost nominal, as the property must absolutely be sold. Every attention will be given to visitsrs wishing to inspect the property. Also goodwill of 555 acres Leasehold and 23 acres Education Reserve Leasehold near Wairoa. Terms — 10 per cent, deposit, the balance of onethird. Cash on execution of deeds at date of delivery, balance in three years bearing 7 per cent, per annum. WAIREKA, 11,000 ACRES FREEHOLD, CROWN GRANT.—Three sides good natural river and forest boundaries, the other side wire fence. Fully twothirds of this estate is very rich land, low hills in tho basin between the Waiau River and Tukarangi, about 25 miles west from Wairoa. Fully 2000 acres in six paddocks are surface sown ; comfortable new well finished and furnished house, cultivation paddock, garden, men's house, now woolshed, sheep, stock, and milking yards. By additional surface sowing this property would soon carry 15,000 sheep. At present there are 4300 very well bred Merinos, including a small Stud Flock, 15 Horses, about 50 quiet Cattle, and Team of Bullocks, a valuable lot of Station Plant, Fencing Wire, &c., with Sheep and everything given in, 30s per acre is about tho estimate as it now stands. Terms—Onefourth cash, balance at 2 and 4 years bearing G| per cent, per annum. ARDLUSSA, G9OO ACRES, about 18 miles from Napier, Land Transfer Act, in six subdivisions by wire fencing and deep-banked streams, and about 8 miles frontage to the Tutaekuri river, also Shearing and Cultivation Paddocks, very rich land, limestone downs anel small plains, several small lakes, fully half of the estate sown with English grass and harrowed, but considerable portion only lately sown, carrying now 7000 Cross-bred Sheep (2GOO of these are fat wedders). When all under grass will carry an average of 3 sheep per acres. New woolshod and yards, manager's anel men's cottages, a few Dairy Cattle, Team Horses, Dray, double and single Plough, Harrows and general station plant. Carriage 30s per ton to Napier Port. If this property is not sold as a whole it will bo offered in 3 lots, viz., 20G7, 3322, and 150G acres respectively. Half of the purchase money can remain till April, 1889, at G per cent. Terms for the remainder can be arranged. WAIKARE, GOO ACRES FREEHOLD, fenced and sub-divided, namely all surface sown, and 1000 well-bred Merino Sheep. Note.—Adjoining GOO acres, also improved and comfortable house, garden, &c, may be leased for 7 years to the purchaser of the above at a very moderate rent. Three miles from mouth of Waikare River, 30 miles from Napier. Tho Sheep on Ardlussa, Wairoka, and Waikare will, if desired by intending purchasers, he offered by auction on same day as the sale of these Lands for delivery after shearing at a schedule price for the various ages and sexes. All the forementioned lands will be offered by auction at tho CRITERION HOTEL, NAPIER, on FRIDAY, 3rd OCTOBER, commencingatlla.m., for delivery after shearing, 28th November. Titles guaranteed. The terms for the Sheep will be cash, or ecpial to, on delivery. Immediately following will be offered by auction the— MOUNT ERIN ESTAT23, 4333 ACREo, FREEHOLD, 868 acres of which is rich alluvial Lanel, well drained and all in English jrrass, the remainder Hill Lands, also in English grass, all fenced and subdivided into 24 paddocks. The homestead a very comfortable eight-roomed houso, a largo men's house, woolshed for 14 shearers, yards, concrete clip, all erected within the last three years. This property, from the great improvements during the past three years, will winter about 1-1,000 Longwool Sheep, and in summer will carry about one-third more, no better fattening country in the district. The plains paelelocks will be offered in tho following lots, viz., 3 lots containing-1G acres each, 215 acres, 2 IS acres, 2 22, G 30, 4 3G, and 2 51 acres each; 2 lots plains and hills 153 and 11G acres respectively; tho hill lands in two blocks of IGSG and 1825 acres each.
