SAMOA CROWN ESTATES. mJIE Commissioner of Samoan Crown .1 Estates will receive tenders up to December 31, 1921, lor leasing certain Plantation Properties situated in British Western Samoa, ns under:— Applications to lease aro limited to Samoans and British subjects. The period of leaso will bo ten years, with the right of renewal for a further period of five years at a revaluation. The estates aro to lie taken over in their present condition, and are to be properly worked. Cases of dispute as to the state of a plantation to be settled by arbitration—one arbitrator to bo appointed by each of the two parties to the leaso, and one selected by the two arbitrators so appointed. Permanent improvements a.s defined or approved by the Commissioner will be assessed and paid for by the lessors at the expiration of the lease. Existing buildings will be maintained by the lessee in good order and condition, and handed back in a similar con-dition,-.less fair wear-and-tear, at the expiration of the lease. The losses is not to transfer, assign, or otherwise dispose of the lease, except with the consent of the Commissioner. . , Working horses, mules, donkeys, and cattle now running on the estates aro not included in the effects of tlie estate for leasing, but can bo made the subject for special arrangement for leasing or purchase. The highest or any tender for lease will not necessarily bo accepted. The accepted applicant must find sureties or guarantees. No. 1, MO A MOA.—Small coconut estate, with dwelling-house, labour house, newly erected, sain copra drier with copra store attached; about 2J miles from Apia; area 821 acres, cleared and planted with nuts. There are some cocoa trees in two blocks. Approximate yield per annum is 21? tons copra and 1 ton cocoa. 20 to 30 head of cattle could bo permanently- run. Insurance value of buildings, £899. No.' 2. ULULOLOA.—SmaII cocoa estate, with nice dwelling-house, outhouses, labour house, cattle sheds, furnace cocoadryer and produce shed; about 3 miles from Apia; •water runs through the place. Savaii. with good dwelling-house; total area. 386 acres, all cleared; 135 acres in bearing Vaipouli; 148 acres in bearing, Manase; 10 acres in bearing, Vaiui Beach; also 90 acres in bad condition at Mumea. No. 4, LESEA.—Cocoa estate,, about 14 miles from Apia and 21 miles from coast; total area about 355 acres; cleared but unplnnted, about 60 acres; cultivated about 130 acres; in bearing, 113 acres: dwelling and outhouses, furnace cocoadryer. labour house, cocoa store, cocoa opening shed. Insurance value building* j£735. > No. 5, TOFUA—SmaII Cocoa estate, about 20 miles from Apia and 5 miles from coast; good water supply; altitude, 1100 ft.; about 100 acres under cocoa. 80 acres in bearing; with a small dwelling-house, labour house, cart shea, and store with covered-in stabling. MAI AEFO^'O.—Small cocoa estate with portion interplanted with coconuts; about 13 miles from Apia, and about (r-mile from coast; total area, 207 acres, of which 165 acres in bearing. Should produce annually 20 tons cocoa and 20 tons ropra. Good dwelling and outhouses, labour house, store and cart sheds; also Gordon cocoa dryer, with engine in good running order. No. 7, F:\LELAUNEU.— About 4 miles from Apia; total area, 165 acres; cleared, 160 acres; cultivated, 130 acres—4o acres classed as in bearing, 90 acres young cocoa. Good dwelling-house, outhouses, labour house, combined furnace and sun drier, fuel and fermenting sheds. Ripe water supply from creek. Some portable railway track laid through plantation. Insurance value buildings, £1250. No. 8, FALEAT.ILI.—On south coast, about 12 hours by motor boat from Apia; total area about 635 acres, of which about 200 acres are palms in bearing, remainder being bush. Estate is in three portions—27o acres at Goa Goa, 200 acres at Mata’s, 130 acres at Viaula, 64 cattle, G horses, and a mule now running on place; trading station with stores for produce at Goa Goa are now leased to a trading firm ; plantation manager now lives above this store. There is good furnace copra drier, two labour houses, also whale-lwat for produce shipping. Insurance value whole of buildings, 4)1960. ■No. 9, LATA, SA.VAlI.—About 4 milos inland from coast, village of Salailau. Savaii; total area about 12,320 acres of which about 400 acres are under coconuts; area in bearing about 200 acres. There aro a large number of misses and old trees in tho remaining 200 acres. At Ave Ave, on coast, there are about 15 acres of irregular-planted palms. 40 cattle, 7 sheep. 5 horses, and 8 mules are on place; it would carry 200 cattle. There is dwelling-house with outhouses, two labour houses, and 'newly erected furnace copra drier. Insurance value buildings, 4)700. No. 10, LATA, SALAILAU. SAVAII.— A trading station at Salailau, on the coast, in connection with Lata plantation; main building is two-storied, with store rooms on tho ground floor, well fitted up store on first floor, and dwelling portion on ihp second floor. Large yard'with copra sheds adjacent to main building, whole enclosed with nest and wire fencing. Insurance value buildings, Tenders for leasing this trading station, together with the Lata Plantation, will be considered.
